I live a half hour from Boston and have had a few jobs there. You must have gone on a weekend because there is never that little traffic on the zakim bridge during the week (or anywhere else you drove around) 08:34 Guy Fieri's restaurant is right there on the left; ate there a couple weeks ago 17:00 what a contrast in the Back Bay then and now. with the warmer weather Newbury St. especially is full of people 39:25 you sat at the green light for 7 seconds; that's too long for a Massachusetts driver to which their impatience became evident at 40:02 😊

Yep, this was an early Saturday morning before seeing homes in the area with my clients! I grew up here and lived here most of my life, it's astonishing how much changes (and stays the same)! Hilarious comment about the green - if you're not already halfway in the intersection before it turns you usually get beeped at 😂

Alex I just checked out this video. Thanks for letting me know. Those towns back east there? Have really narrow streets for sure huh? Westchester county is similar in N.Y. just outside of the city there too. I remember riding on the T bus down to Revere from Salem many many times back when I lived up there. The entire Northeast area up there? Is truly spectacular and beautiful with the history and great buildings . Thanks again. I really enjoyed the video.

@@asknavarro Lol yep those towns and city's back there are notorious for that stuff. There are still the old cobblestone roads in several city's there too. That is also pretty cool when you think back to how old those roads are. Personally? I'm glad ? I wasn't around in the old horse and buggy days lol. Talk about a rough ride huh? I sure miss the great Red Lobster plates at the old shanty's back then too. A plate with a whole red lobster with fries and coleslaw? In Salem back in the 80s was? About $8.50. bet they can't do that anymore huh ? Lol

Lol I use to live in Salem Massachusetts and worked for an Ambulance company that had an office in Revere . That was back in the early 80s . I've driven in this town and Malden and Chelsea and Lynn . Although? I'm a native New Yorker born in the Bronx . I live in the Southwest region of the country now and have been for a few decades . Anyway thanks for sharing and bringing back some really great memories of that era and time I lived in the Commonwealth. I don't think there's too many bad places there in the Boston area to live. Both N.Y.C. and Boston areas have some really beautiful areas . Medford is to me personally a little like Westchester county going out on the Hudson way out of N.Y.C. Agent do not buy ads on Zillow in a zip code. . You have to meet a specific criteria to be a designated Zillow agent. Zillow only makes money when the agent closed from a referral fee. These agents are licensed and need to provide a high standard of customer service.
@asknavarro
@asknavarro 5 ай бұрын
It's my understanding that both paid models are available on Zillow. Now you pay upfront for higher priority and then pay a referral fee. Either way, I find that the practice of connecting buyers looking for more information about a listing to an agent that bought an ad, not the actual listing agent, to be predatory and misleading to the customers. It's a shame our MLS's allow for that practice.

What are your thoughts on Buyers responsible for paying for the Buyer Agent Representative if the Listing Broker isn't offering compensation?
@asknavarro
@asknavarro 7 ай бұрын
Great question and it's so important that buyers understand how their agents are compensated. This is a very long answer so I tried to break it in to a few parts: 1. Using a buyer's agent was never free; because they were rarely even paid out of pocket, buyers always just assumed (or were falsely told) their buyer agent was free - but do you know anyone that works for free? No way, that's crazy. In reality though, the buyer is paying for everything in the transaction - they're the ones assigning value to the property with an offer price and forking over the cash to pay for it. So while you may not have paid your buyer's agent in the past directly, it was still factored in to the sale price and paid out through the transaction at closing. The beauty of that way of doing things was that a buyer could easily finance that cost as part of the sale, especially since many buyers can't afford the extra cost out of pocket in cash at closing. 2. Sellers were never required to pay a buyer's agent's commission. It was and is certainly what agents recommend you do in order to attract more buyers; for the very reason I said in #1, so they can finance the cost of their agent, rather than pay it out of pocket. 3. Even if the listing brokerage doesn't offer buyer agent compensation, the buyer can put language in their offer to have the seller pay their buyer agent's commission as part of the transaction, allowing them to finance it instead of paying out of pocket. 4. Who pays for the commissions and where the money comes from is also kinda of a semantics juggling act. At the end of the day, if you want to hire an expert buyer's agent you can't expect them to work for free, right? Having a pro on your side when making the largest purchase your life is valuable and you can decide what and who you're willing to pay for that. A good agent will outline how they are paid before you even go see your first property, so you know what to expect and how to deal with any listings in which the seller has not already built in compensation for a buyer's agent. To be frank, buyer agents should dictate what they're willing to work for and come to an agreement with they client (the buyer) - it has nothing to do with the seller and what they're willing to offer. After all, a buyer's agent works for the buyer, why should the seller or listing agent get to decide what they make - they don't work for them! I hope this helped 😊

@@asknavarro it’s just hard to have that conversation with buyers who already have enough challenges in today’s market and the bidding wars and high demand and low inventory. What’s stopping them from going straight to a listing agent to avoid having to pay for a buyer’s agent?
@asknavarro
@asknavarro 7 ай бұрын
Educating buyers and demonstrating the value of having an expert on their side has always been a vital part of the conversation. As service providers we have to demonstrate our value in order to justify our fees, that hasn't changed. I think it's just that it's been easy to skip over that part in the past, might not be as easy in the future.

@@asknavarro I feel this will hurt a certain section of buyers. It’s going to be interesting when working with VA or FHA buyers who already face limited funds to purchase a home. I wonder if we’ll need to revisit Fair Housing laws to ensure everyone has an equal opportunity to purchase a home with the support of representation.
@asknavarro

@jenniferhodgson7640 an agent can help their buyer write their compensation in to the offer without making it less competitive. The financing situation is then still same.

@@asknavarro Medford, which is a suburb of Boston was founded as an English Settlement in the 17th century. It was founded by a guy from London by the name of Matthew Craddock. He never actually visited but he had some people come down from Salem, Mass. to start the settlement of Medford or ford of meadow along the Mystic River. This community was once a ship building community up until the 19th century. They built clipper ships for all over the word. This is also the setting where Jingle Bels was written in the 19th century by James Pierpont. They were also known a place for manufacturing of Rum.

We're in a warming cycle. We'll go to a cooling cycle in a decade or two. Climate change like this is a myth.
@asknavarro
@asknavarro Жыл бұрын
Testable and duplicatable data collection says otherwise and cycles that cause such large changes are 100,000 thousands years long not decades. The global science community all has proven time and time again that we're directly impacting climate at an unprecedented level. It's hard to accept and frustrating to see but my generation and the next will have to deal with it the best we can. Hopefully the idea of improving the environment as a whole is an attractive enough one, regardless of how you feel about the topic of climate change, and we can all work together towards a healthier future. I mean who wouldn't want cleaner water, less pollution and safer weather? Hard to disagree with that goal, right? :)
