Turning into a buyer's market. Bought my home 10 years ago & it was on the market for months. 200k negotiated down to 165k after home inspection found issues. Disqualified me from VA loan but FHA approved at 3% and I did all the repairs myself. Seller even covered closing costs & paid points.

Thanks for update about Salem! I see that things are sort of the same way here in the metro Seattle area, with the hot homes being really HOT and the subpar ones just sitting seemingly forever
