Great advice. The real estate agent should approve a letter to buyers. Sellers can get sued now for writing things that don’t come to pass. Even a cancelled Halloween party or a group that was cool, but suddenly becomes inactive can become a future issue. “1 mile to coffee shop”- the distance must be totally accurate. Don’t exaggerate or round down. Hopefully it doesn’t go out of business. Some agents are saying not to do these letters anymore. :( So much liability potential.

I came on to KZbin for info on how to begin and your video was the first one I saw! I'm excited to see where this adventure will lead me!

Consider this - encourage the seller that 50 % to 80 % 0f their staging work is for their next home . Being on a budget - this would encourage me to pick out nicer stuff because , they are shopping for a luxurious new home. plants , art, furniture , towels etc etc. will make their new home a joy. it would help me to get into Staging with enthusiasm/ fun.. And the prospect of selling above the competition and quicker translates into more money for their new stuff.

Hey ladies. You responded on another video. Not sure if you're able to get to comments on old videos, but I wanted to remind you that what you did is pretty cool. I'm considering starting a staging/general contracting business. I also have wanted to start a separate KZbin channel. I've been all talk up until now. You actually did both so I applaud you. I'm looking for ways to come at it efficiently. For example, I'm wondering if it might make sense for me to get modular pieces where possible (like sofas) that can adapt easily as opposed to a bunch of unique pieces. Anyway, 3 years have passed since this video. Could you do it smarter now? I'd love a video titled "If we had to do it all over again."

What about buying and warehousing furniture and employees you will need? Why are we talking about starting a social media page when we don't have things to stage houses with yet? How did you do that? What were the challenges? How can one do it more efficiently? Isn't that step one; i.e., a business plan?

I'm not sure forming corporate entities is the first step. It only protects your personal assets when your business partner messes up and gets sued. You'll be personally signing for any loans = personally liable and you are always responsible for your own negligence and will be sued personally along with your business. First thing is to actually see if you can get business and make money and insure yourself once you are exposed to liability. You can incorporate if you have a partner. Getting an EIN is just for tax purposes and business accounts which you don't really need if it's just you but maybe you want if you have a partner. I just see people do all these steps instead of getting out there and doing the the thing to see if it has promise. Just tips.

Matching pillows? No. Coordinating pillows. Matching pillows look too much like you're in a home decor store.

How much home history do you include? My home was built in 1918 and I’m only the third owner. I know the names of every person who ever lived here. I wouldn’t list second owners names or first owners descendants without their permission, but I’m thinking that might be TMI anyway. But the first owner was the first constable of the town and I know where he and his wife are buried in the local cemetery. I also know the burial location of their only daughter and her husband who were married in the house. Do you think including that info would be TMI? Also there are lots of stories I’ve heard from the original owner’s granddaughter and her husband about how the house was built AROUND another house already on the property without tearing it down first and that some lumber to build the house was scavenged from a home that burned around the corner. You can still see wallpaper with singe marks on the underside of the subfloor in the basement. I found it fascinating but didn’t know about it until after I bought the house. Do you think that info would be likely to scare buyers away?

I love the fact that you focus on emotional connections to the house. Most stagers I’ve viewed for sellers (as opposed to for pros) typically focus on almost a sterile hotel look, that to me is just cold and doesn’t make people feel like home.

May you please cover the pros and cons of having prepped room bins? For example: i have a plastic bin with a powder room set up (towels, soap, accessories) Do you guys have this kinda of set up? Or u pull every item out of inventory? I was thinking about prepping some master bedroom bedding for example. Coffee table centerpieces, island centerpiece prepped up. What do u think? Also, how about hanging sheers to disguise the really old windows from the property being sold? Do u charge extra? I did two jobs and sis not charge anything extra for it.
