You've said the price is 46,000,000 peso and the 6% capital gains tax is already included, right? - Well, that is a clear violation of the Philippines' law, because in the Philippines the seller (or the transferor) of the property (or asset) is responsible for paying the Capital Gains Tax. This responsibility falls on the party making the gain; not on the one acquiring the asset! After finalizing the sale, the seller is obligated to file the capital gains tax return and make the necessary payment within 30 days from the date of sale or disposal of the asset. - Okay, I don't know if you're a professional and licensed and registered real estate agent or broker, but you're the one giving these kind of incorrect misinformation and a buyer could hold you responsible and accountable in a court room and sue you to compensate his/her financial damage! - And in this case here we're talking about 6% of 46,000,000 PHP = 2,760,000 PHP!!! 😮
