Our pay is lower than the bigger cities in FL.. Our overall cost of living is lower, but with inflation over the last 4 years, it does not feel that way...

We are moving to JAX for two reasons, we currently live in Indiana and the weather has taken its toll on us. The second reason is our son moved there two years ago and we are now empty nesters. Our plan is to move there Sept 2025

I’ll be moving out of palm coast next year because it isn’t even remotely affordable anymore. It’s a nightmare to drive anywhere. 10 min drive to the beach now takes 25. My home has been robbed, my cars have been robbed, my property has been spray painted, there are drug houses on my street and I’m face to face with homeless folks at every stoplight begging for money I no longer have. Palm Coast is an expensive dump.

I moved to Jacksonville three years ago from Chicago for work. Jacksonville had potential but it’s a complete dump of a place. Downtown Jacksonville has less life than Detroit.

Jacksonville isn't as nice as it used to be when the population was much lower but I don't it is as bad as places like Atlanta or Denver when it comes to traffic. While I am not as used to the heat and humidity as I used to be, the hot and humid months have their breaks, whether it be a breeze in the shade or a break from overcast in the afternoons. The trade off is a smile on my face wearing shorts and a tee shirt during winter as I think of our neighbors in brutally cold areas of our country. While there are parts of the country that have a balance of the 4 seasons, I think I am fine with 3 seasons and skipping winter. Fall is my favorite, followed by Spring, but even Summer can be nice.

That’s right; simply move on. Don’t move to Palm Coast, it is already packed to the walls and traffic is horrible for a town this size. Plus, they are Now building hundreds of new homes which means our Traffic here is going to go Gridlock. There was NO thinking involved by our city council and mayor when they decided to build all of these new homes and Absolutely NO additional roads or road improvements to carry all of this current and soon to come traffic. It already takes an hour to get to Publix, just 4-5 miles away. Move somewhere else…..

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

With the possible exception of Palencia, I wouldn’t really consider any of these communities ‘in St. Augustine’. Most are southern suburbs of Jacksonville and are closer to Jacksonville than they are to St. Augustine.

Downtown St Augustine makes up a small part of the area now.. All the growth of ST Augustine is in the northern part of the county..

Sick of everything being about Downtown. The majority of people live on the perimeter, not downtown. Then there is the continual incentive giveaway for private businesses that often doesn't work out. We get stuck with the bill, The Landing was a financial disaster.

Murderville is right! High crime, exorbitant rent prices, high insurance, MOSQUITOES, heat is extreme for a minimum of 9 months a year. Home prices are over inflated and home insurance prices are above average. Don’t come here…

Kind of preferring Silverleaf and Shearwater .. Comparsion to last year prices has gone up in both seems ( more in shearwater) .. which one do u think have more prospect - investment wise ?

I like Silverleaf.. The fees are lower, they are still early on in development, and the location is much more convenient. Traffic getting into and out of Shearwater during the school bus times is a little "hairy".

Lived Jax beach most of my life. It was decent value / lifestyle up to 7-10 years ago. There are many better places to live in and out of FL for the money -with much nicer ocean water and better surf.

Lots of great information, thank you! I'm chiming in from Philadelphia, PA. Currently 6/24/2024 regular gallon of gas is $3.45 and a gallon of whole milk is $4.81. My mother and I are considering a move to JAX. We both own three properties in Philly and would pay cash on a house down in FL. Is this a wise move?

Thanks for this info. I wanted to relocate to Palm Coast from Royal Palm Beach (Palm Beach County) after living in the area for 38 years. If you think Palm Coast is bad you should see it here. The developers run everything. They call the shots, buy every bit of land even if it's restricted. They keep building and building and now instead of out they build up. 3 and 4 story apts. everywhere. But do they improve the roads? Nope. Traffic is horrible.

Jax Native here: I left Jax in 2007 then moved to Orlando and then up to Seattle. Can’t speak for everyone, but I left Jax for several reasons. 1. The heat. Hated it since birth. There’s a saying, you can always bundle up to get warm, but you can be butt naked and still be burning hot. The humidity makes it worse too. On the West Coast, the heat just doesn’t get that humid, and in WA it barely gets above 80 degrees in the summer except for like a “3 day dry heat Heatwave” in August. Seasons aren’t bad either. That 1st color change in leaves or that 1st snowflake of winter is something special and bummed I didn’t experience that growing up in FL. 2. The jobs. Jax pay is so low and the diversity of jobs is meh. Logistics, Banking, Navy, Healthcare…that’s it. If you’re not in one of these industries you’re SOL. And if you’re in retail or hospitality? You better have at least 2 jobs to just be able to rent. Mortgage? Forget about it. 3. Lack of Things to do. If you’re coming from a place like upstate NY or Michigan or rural GA or Kansas and you want beach culture then you’ll find Jax to be great. But if you’re coming one of the big Northeast cities or from the outdoorsy/urban Westcoast cities where mountains and ocean and city are within an hour or two from each other, Jax can seem dull. Unless you live at the beach, you’re not going to the beach every day. Jags games are cool, and so are the Jumbo Shrimp & Giants games but it’s not a true major sports town like Atlanta or NYC or Seattle or LA etc. There’s monthly events & Riverside has the Arts Market but overall I suggest Orlando, Tampa or Miami for endless things to do in FL. 4. Violent Crime. Jax is the Murder Capital of FL. Turn on the local news and you’ll see who gets shot every night. Property Theft ain’t low either. There’s not a single major city on the Westcoast that has violent crime as high as Jax. Something to think about if you’re moving to avoid higher cost of living. Yes, a good suburb or gated community can shield you from the realities of trigger happy Duval, but it still sucks how you can’t access every area of the city you live in. 5. Southern Fakeness. The “Southern Hospitality charm” seems friendly & welcoming on the surface but it’s really superficial if you take it a step further. It’s just an excuse for locals to be in your business & be nosy, not an actual attempt at wanting to be your real friend. And that southern hospitality is only extended to people who are perceived to be friendly looking. Definitely expect behind your back words once you leave an area if you don’t pass the “vibe check”. That’s why I like the bluntness of the Northeast: tell me straight up how you feel or keep it moving. Or just do as they do on the Westcoast & say nothing at all unless you really need something. No one got time for small talk. 6. Jacksonville is in the Bible Belt. So that means liquor stores and churches on every corner. But if you want a mosque or synagogue or Temple outside of Mandarin then good luck. And don't mention you're agnostic or atheist people outside of Riverside will look at you weird. Oh & weed is illegal in FL & pretty much most of the South minus Virginia. So find your open minded purple neighborhoods in a sea of red. 7. Public Transit. Unless you live in Downtown Miami…that don’t exist in FL. 8. In WA you may encounter some fruit flies or spiders in the summer…but thats it. FL has every bug on the planet that bites, sucks & scratches you year round. Overall, move to Jacksonville at your own risk. I got out, liked my decision, but I'm biased. Who knows you might like it, try it in the summer if you do take that plunge.

Jax southern hospitality don't seem as in your face as other places in the south from my experience living in the area for a few years. I would say that working in retail would make life harder if you plan on getting an apartment.

I do not know why someone would take time to make a negative video about Jacksonville, Florida. People have reasons to move somewhere, job related or they do not like the snow or something. I have been living in Florida since 2004, I do not have a reason to move right now. I would say this: let people decide where they want to go.

Edna, I have been here for close to 30 years. I love it here. But we have a lot of people who are considering moving to Jacksonville or other parts of the Florida. I just want to give someone the pros and cons so they know what to expect.. Not sure if you finished the video, but the main reason why people leave is not because they want to, but they are getting relocated for work. The ones that leave Jax for non work related issues, normally stay in the area and move south to St Johns county..

Florida is not for the weak, I have been living here for over 12 years. Rent has increased 50% in 10 years. If your income increased 50% in 10 years, then you are fine. If you cannot tolerate a tropical climate, stay up north. I love it here. 😊. No snow, no ice.

Born here, kinda gone downhill the developers have turned it into a parking lot. Rents have increased six fold. A mayor that wants to revitalize down town, why it's not going to attract business. They want to build s new super stadium. Why? Believe it's going to be with more taxes on already hurting middle class. Increased traffic jams, mean people bad drivers.

California real estate tax is lower than Florida. It’s typically 1%-1.3% of the transaction price of the home. Plus, Seniors who purchased their home decades ago can transfer their tax base to their replacement property.

Thanks so much for the comment.. We have some really good property tax protections for owner occupied homes.. Our homestead exemption caps off the maximum amount of increase to 3% and we do have a "portability" savings when someone moves from one property to the next.. This helps our seniors who are down sizing.

Lots of great information. Thank you. Our gas today 4/15/24 is $3.48 gal for 87 (3 weeks ago it was $3.27), $3.36 gal skim milk at Walmart in Rapid City SD. Have to move due to property taxes jumping $500 a mo last year, looking at Florida. Do seniors get any property tax discounts?

Hi, I have been to Rapid many times. Moved from Michigan to Florida 3 years ago. If you are worried about an extra $500 in property taxes, I would not move down here. Food is expensive in Florida. Do your research. Look it up, but there are not a lot of discounts for seniors on prop taxes. You need to be poverty level, or have some other circumstance. You won't get a discount just because of your age. If you are on a budget try west central florida because the taxes, ins. And housing is a bit lower.

Nice.. Correct. The people that are leaving Jacksonville are staying in the area and moving to St Johns County. The other folks moving are the military who are changing duty stations.

Technically I guess these are in St. Augustine, but in reality, the only one anywhere near St. Augustine is Palencia. I’ve never lived way out there, but you’re really not getting the beach/historic st. Augustine feel in any of these neighborhoods.

@@tmacfan927 I think that prices will increase more in this community than some of the other new communities.. My property has gone up almost $80k since December. Before you put a deposit, give us a call at (904) 637-7537. We work with all the builders there and normally we are able to negotiate a better deal because we do a lot of business with them. You do not have to pay us anything to help, the builder pays us out of their marketing fund.

Jacksonville Beach has some great parks.. Actually, Jacksonville as a whole has a ton of park!

Prices have gotten so out of control. Rent, Groceries, Auto Insurance, Auto Care, JEA bills are all insanely overpriced here for it to be Florida. The average person has no money left over for quality of life activities, or savings after paying those mandatory bills every month. No one's doing anything to help bring costs down for the residents, it's very sad. There's also a lot more fraud against residents going on here that there didn't use to be. The culture has changed alot. Do your research, create a cost analysis budget with what you're paying in your current city before you decide to move here to make sure it's going to be a good move for you. Prices are only going up. Jacksonville is huge, so factor in daily commuting, traffic, gas, mileage expenses also. Good luck.

Great comment Christa.. Research is the key. We are hoping that inflationary prices will bring back down the overall cost of living. Unless we get a huge influx of inventory, home prices will continue to increase.. Last year, in a down year for transactions, prices went up by almost 4%.
