In 2012 the mortgage rate was 3.65 percent. the average rate was about 11% return. try to find a buyer that can afford that house today - 500k at 7 % today is 3029 per month for principal and interest with 50k down the person buying that house has to make 11000 a month to qualify or 131000 and have 50k to put down. if you boutght this to rent you would put down 50 k, and you would have to charge 3800 per month to cover the taxes and P and I - how many people can afford 3700 a mont in rent?

I like the part you mentioned about PERSONAL FINANCE! And the diversification makes long term investing much better , there is always someone will say about big winner of individual stock we missed out on the past 10 years BUT can people bear that volatility before the stock really shoots up that high. I like your viewpoint , hope you can write your own personal finance book one day!

My strategy is saving up my money with mostly gold till i get the down payment. When i get the down payment i look for a good deal for real estate. Why gold? Because i live in inbalanced economy country (turkey). If i invest even s&p or something they took %10 tax from me. Physical Gold is safe zone for me to stay away from devaluation. And if devaluation occurs, it just erases my mortgage debts because my debt in tl but real estate rents increases due to inflation. This is my way.

Sure does. I've invested in a multifamily opportunity where the property management company will be handling everything, including vetting the tenants and filling the units. This will allow for completely passive income without dealing with the hassles of landlording.

I took a shrub back and they yelled at me and said its past the 90 days. I showed them the 1 year policy and they told me to get lost. Called customer support and they were pissed off how I was treated. They opened an investigation into the store and told me they would call me back in 24-48 hrs. No phone call, but I received an email saying they were supposed to refund the shrubs. Never received a refund, never heard back from anyone. It all was a waste of time.

If you sold it, you'd pay a lot of capital gains tax and depreciation recoup. If you really want to sell, you can do a 1031 exchange and get a different property. Or, you can live in it for a few years. But, then you don't have a tenant paying your mortgage. I believe there are a few other ways to sell it without having such a loss. But, I'm far more inclined to keep rental properties pretty much indefinitely.
