Why would anyone buy in a hoa period anywhere are insane! Criminal behavior unchecked in fl, as Miami, they stole over $ 2 mil from hoa, and no services. Need to be massive lawsuits against hoa, put these criminals in prison, out of busines

After I Posted this video a few of my clients got hit really bad with HOA increases. One client I have in Plantation had an Increase from $496 /mo to $1320 / mo !! PLUS a $44K Special Assessment. When you travel to Miami from Ft Lauderdale, bring your passport. Its a whole "nother" world in Miami/Dade county. Nobody speaks english anymore and its starting to trickle north into Ft Lauderdale. Unreal. Many white Americans have relocated further up the state to Jupiter, Port St Lucie, and Vero Beach. In Ft Lauderdale there is no more land for Development.

My property is very close to this house (by the Holiday Park). VP has become overpriced. VP will go through a correction. This property lowered the price to $910k now and still sitting in the market.

Yes, When I showed this house my buyer offered $890K but they were not ready to cut on the price back then. This wasn't even my listing but I just made this video since it was the lowest price at the moment, I know they do want to sell because I saw owners changed RE Broker recently. It is also sickeningly expensive. I am paying 1800 for barely larger than a studio. And that is one of the crappier areas. Some of the new construction has squeezed poorer communities out of their home to put up even more high rise condos. Most city dwellers dub it little Miami. Due to unaffordability, homeless are everywhere. Wanna walk your dog in a park? A homeless man will grumble at you for disturbing him, especially in young circle. There is no nature , its hotels, condos, hotels, condos. The hollywood beach broadwalk is the only redeeming quality. The beach is nice, well maintained and more family oriented. The constant construction downtown , no one is happy about, it means condos more condos. May as well stay in Miami, the quaint suburban charm Hollywood once had is rapidly transitioning to the big city vibe. Every inch is paved over. All the construction is causing local business to suffer. It is Hollyweird. Homeless and mentally ill people frequent everywhere, and this wonderful city does not care about them. Police are ineffective. I knew a man whose daughter got attacked by a large dog. The father pushed the dog off the child, resulting in the dog owner punching the father. The police did nothing, because they didn't see it. Ineffective.

I agree, Hollywood will go from Suburban to Big City vibe pretty soon, I'll Drop a video soon mentioning that actually and yes, I think the demand for Hollywood Will increase and make the prices go up even more but hopefully the Hollyweird Factor diminishes with this. Despite all this If you compare prices to other Places, I think Hollywood still makes a lot of sense. Thank you For Watching 🌴 I appreciate your comment!

@@LiveInSouthFlorida question: if the prices go up, how will this diminish the homeless crisis? It won't. It will increase it. Example: Los Angelos,the more expensive it got the worse skid row got. Same in Hawaii. The homeless people are still going to be there, along with the mentally ill. Increasing prices will just make it more difficult for them to get into housing . It's hard for poorer people to simply move because what they do have goes to the cost of living.

Excellent video. As a condo President who led their association through the complete restoration of the concrete roof and stucco, I can say your advice is spot-on. Staying away from older condos is the best advice. Judging the management style and the transparency of the financial information, particularly the reserves, would be very difficult for most buyers.

I'm an owner in an older building from the 80s and we're stuck with the board who has no transparency and pretty much act like a dictatorship. They collected the money to fix the roof a couple years back but it's leaking again and some units get flooded. I've also had some minor water intrusions in my apartment from the roof. We went on the roof a few times and there were pockets of water under the roofing material. When we brought that issue to the president, they just closed the access to the roof. They lied to the owners about us passing the 40 year recertification when you can check on MB portal it clearly says failed.. I wonder if you know if anything can be done to hold them accountable? A few people started lawsuits against the board but most of the unit owners either don't live there or older people who don't care. Now they've also collected another assessment of 300K and not doing much only minor cosmetic repairs here and there I guess to keep the old people happy.

@@kirillkolesnikov566 likely the insurance company will have more of an effect than the owners. Insurance companies are now to the point where they are actually denying coverage to old failing roofs which may get your board to wake up. While I am loath to suggest this, another alternative is to call your county building department and to get a code violation filed, which they may do with active leaking. They certainly will if there is structural cracking. But what you really need is to have three or four of you come and take over the board. That's what I had to do, to push out an ex President that did not fund maintenance.

@@CherylSCampbell Thank you for your reply and I really like the idea about the insurance company, I never thought of that. We've reported a bunch of issues to the building department and now we have 7 open violations some of which are realted to the leaks and structural cracks. The board recently just patched up a balcony with cement, the balcony is literally separating from the building, it needs to be propped up and rebuilt, it will crack in a couple months again. Some of the reported violations have not been addressed in a couple years and the building department doesn't seem to be doing anything except for slapping an occasional 500 extra. How can we take over the board? We had an election and residents still voted for the same bunch of crooks (one of the board members is an actual insurance scammer). They hold on to the power any way they can.

That was my initial thought as well but Victoria Park can be Pricey, I saw this is the Lowest priced single Family in this Area, the next two houses on the list are $1.05M and $1.35M so for those who want this Area this is more or less what they get with $1M.
