Don't understand how someone buys a mansion over a ranch like this

As soon as you said it had conections to higher education and ducks unlimited I was out this land is great for cow calf pairs and limited yearlings. the horse facilities are lacking and there is a shortage of buildings for equipment. I did not hear anything about water rights for well or surfavce water and this just seems negligent. if the manager was doing his job and running the ranch at a profit there would be no need for a sale making this a legacy or generational property there was no mention of an HOA in the picture so I assume it is a legal issue that would make this farm sell. for this; I am not interested.
