The Biden-Harris administration has proposed changing the law on inherited homes. If they are re-elected you will be required to pay the full amount of tax on the property when you inherit it. That tax is computed on the full amount of the gain which is the difference between what the deceased paid for it and the current market value. No more stepped up basis so beware as if the Trump tax cuts expire because he loses the election then this is what we all are looking at. Be informed!

SW Florida is a great place to rent for the winter months. Too hot and humid May through October. Bigger problem is the cost of homeownership. Florida has always been one of the most corrupt and mismanaged states all the way down to the smallest municipalities. You will pay a huge premium to own in Florida. All of which has been self inflicted by your legislators and politicians. One only has to look at the homeowners insurance and roofing fiasco to demonstrate this. Do your homework, rent first, before buying any property in Florida. Best advice anyone will ever give you about moving to FL

Florida is hurricane central and global warming is increasing temperatures every year. The majority of arctic is projected to melt within 20 years, and if all earth's ice melted, Florida will be underwater. Move somewhere north to avoid the heat and at least 250ft above sea level.

In addition I share with them the current tax rates and we talk about the benefits of homestead which if you become a Florida resident you can apply for tax credits off of your assessed values. Interest rates have made in more difficult for first time buyers for sure, and our market has been stabilizing, and we are seeing price decreases and more motivated sellers.

Florida is a great place to live, I agree!! In Southwest Florida where I live, our biggest industry is in hospitality. Yes it's hot here in the summer and yes our insurance rates are very high due to the past hurricanes and the risk of more hurricanes . I still do love living here 🙂thank you for your response

No fire sale and it is far different than 2007/2008. WHY, because condo fees have doubled and tripled, insurance costs have gone through the roof, repairs and reserves on most buildings are out of control so no real estate agents are willing to say that if you think you need $1500 a month then double the money to meet all the other expenses so you actually need $3000. I had no mortgage and I was priced out of my condo just because of the huge increase in condo fees, insurance, repairs, and taxes, huge. Just moved to Europe at 73 years old since USA is out of control.

Can anyone tell me why there's no caps on costs that are mandatory... it would seem to me that if you are guaranteed an income for life, you don't need huge profits margins ....companies today seem to be able to run away with costs. What are they doing with their profits ....besides creating personal wealth....I just don't understand how this wealth exchange has become the American way and why.......

It really depends on your individual preference. I have customers who are only down here part time and like the idea of a gated community. I have others that would never consider an HOA community. Thankfully we have options. Thanks for your comment. 😊

We live in an HOA community but the fees are abnormally small. Along with the lower fees they don’t enforce much if any rules. Upkeep on pools and community property is about it. I have mixed feelings on it.

I had researched buying a 2nd home in Naples, Florida. Once I took off The Rose Colored Glasses, and realized. Homes are over priced. Home owners insurance costs are skyrocketing, property taxes are skyrocketing, insurance carriers are leaving the Florida market, HOA dues are skyrocketing, traffic conditions are problematic, cost of living is skyrocketing, and the weather. Instead, I purchased a beachfront home in Costa Rica, for approximately half of the price of homes in Naples! Not to mention, the lower cost of living!
