It depends. If you are taking course of Chinese language as a beginner, there is no prerequisite except paying for course and stay. For other courses, you need to send transcripts to them for evaluation. Contact university directly.

We like street background sounds too. However, music from bar and other sources can lead to copyright violation so better to avoid it altogether. We will try to find a way to isolate copyrighted music from street sound. Thanks for your suggestion.

In Bangkok, it is really hard to get shorter term (6 months or less) condo rental. In tourist friendly places like Pattaya or Hua Hin you may find condo for few months. There are some Facebook groups focused on short term rentals in Bangkok. Hope this helps.
