oof - Real Estate agents are super hard working individuals, but similar to aviation, a small percentage at the top do a majority of the work.

The Pilatus in inclement weather has an abysmal record…several serious crashing due to icing or extreme turbulence, in all three cases the plane broke apart in mid-air because of the G Forces before hitting the ground. Do not fly in the Pilatus during the winter or if there is any indication of heavy precipitation. Also, no matter what jet please ensure your pilots complete the check list out loud completely, and deactivate the parking brake and gust switch…these have contributed to at least half a dozen crashes over the last several years in charter or private jets. What happens often is that the pilots know each other well, have many hours and confidence in flying the aircraft, and circumvent the check lists because of being overly confident…and as pilots often can be, arrogant. NOT GOOD! And finally, do not encourage your pilot land in a particular airport lists because of your schedule and need to get there to meet a deadline…if the airport is risky because of precipitation, winds, length of runway, or snow/ice, or lack of landing lights at night…go somewhere else…that too has contributed to several fatal crashes in the last several years. Passengers, do you part, don’t always figure the pilots have it all under control. You can save your life and the lives of those traveling with you by asking a couple of questions: a. Parking brake b. Gust switch c. Full check list out loud d. Inclement weather analysis, across the entire distance of the trip e. tell Pilots safety is more important than getting to your destination on time…go somewhere else if necessary

Very informative on the Jet leasing business plan, but I really have to take issue with an Operator compensation plan of a flat "15% of revenue or fixed fee per fight hour" BOTH of these fee structures are good for a very high startup & fixed-costs relative to variable-cost business like manufacturing CNC metal-cutting, where every additional unit of production you can squeeze out of a machine is 70% pure profit to pay the massive fixed costs. but this is a TERRIBLE compensation model for a very high variable-cost business like Jet leasing especially since the FAA has constrained operators with arbitrary flight-hours timing per airframe parts. If my shop fabricates aerospace parts there's no regulation says I can only cut x kgs of chips per cutting-tool or use x liters of cutting fluid per part, as long as the finished parts meet dimension tolerance, MPI magnaflux X-ray etc spec I can cut as many parts as I can optimize from the cutter including regrind - but the damn parts get an arbitrary flight-hr rating from the FAA & if my aerospace shop makes extra parts that meet spec, unless the aircraft mfr buys & marks them up, I'm shit outta luck getting a legal buyer even if its from the same batch same tests, without basically registering as an aircraft mfg & reverse-engineering the entire airframe from scratch to justify the parts testing on the parts I ALREADY cut that have ALREADY been approved by the FAA for the friggin OEM. If the FAA says $1million of parts & install labor gets 1000 flight hours, you have a floor of $1000 per flight-hour just in parts. You said operators charge $3500-5000 per flight hour, if your variable cost per hour is $3000/hr then the OPERATING INCOME difference of $3500-5000 revenues is $3500 to $5000 - $3000/hr youre paying no matter what = INCOME, the thing you WANT is only $500/hr at $3500 but $1500/hr at $5000 - you have TRIPLED the cash you clear vs $3500! Basically every extra $1 above your variable flight-hr costs ($3000/hr in my example) you get is free money after covering your fixed costs, so you want to motivate the Operator to maximize the hourly rate to actually make money for BOTH of you. If all the Operator is doing is scraping the bottom-feeders at $3500 I'm keeping most of the $500 profit, something like this: under $3000/hr 0% if my variable costs are $3000, all you did was take hours off my engine & make neither of us money. $3000-3500/hr operator gets 30% of the revenue above the variable flight-hr costs (above $3000 in my example), not much profit at $500 profit or Operating Margin & each hr of flight increases the chance of an unexpected downtime repair bill $3500-4500/hr operator gets 50% of the flight-hr revenue above $3500, they clearly provided better service & are attracting a more valuable customer $4500/hr & up operator gets 80% of the flight-hr revenue above $4500. Premium customers are clearly the most valuable, difficult customers to attract & keep, your plane HAS to be keep in KZbinr-video conspicuous-consumption perfection to keep them. The Operator is almost certainly incurring additional costs like a caviar & premium wines to charge these rates as well as keep your plane looking like a commercial. All else equal, these are the customers you want, as long as the Operator isnt offering discounts they can offer them "free" perks like premium wines for repeat patronage, the premium upkeep on your plane to charge premium rates maximizes the resale of your airframe. Anything above $6000/hr goes 90% to the Operator, or you pay the difference to the mechanic & employees who found the rainmaker. Play with the compensation numbers, but split out as much as possible into VARIABLE flight-hr costs, the timed engines & components, inspections per x flight hours, so you have a good solid price-floor they dont rent it out below where you'd break even or lose money on variable costs. You dont want the bargain-hunter customers & I don't want to work with an Operator who targets the bottom-feeders in any industry but especially conspicuous consumption, an Operator who attracts the premium customers & makes a marginal profit on the premium, has some pricing & perks leeway to keep customers from the competition, & is motivated to keep up your asset to justify the premium prices. Low-cost leader leads to cutting corners & maximizing hours charged at the expense of your asset resale value.

As someone who’s looking to sell jets in the range of 5 mil-20 mil. What are the standard commission percentages for a broker selling/ representing these type of jets?
@theultimatejetguide2 ай бұрын
That's awesome! While I don't have experience selling jets in that range, I have found that most owners won't pay well over $100k in a commission unless there's a very clear reason. Usually if you're looking to make well over $100k in a single deal it will require more of an inventory play where you buy the aircraft at a good price and then sell it for the margin.
