The best tip I can give is to care for your client and serve them to the best of your abilities. Your client will trust you based on how well you serve them. Before the walkthrough, things like turning on all lights, opening all interior doors, and shutting toilet lids add to the showing experience and help the client feel safe and at home. Sometimes these showing houses have cameras with listening capabilities. I always advise clients to save positive feedback until after the showing to avoid giving the other party leverage during negotiation. Things like this will build extreme trust and rapport with you and your client. Be knowledgeable about things like countertops, floors and the different build qualities; If rehab was done well or if corners were cut. Don't be afraid to speak up and point out things of importance. You expertise is valued. Providing notepaper so you and your buyer can keep track of pros, cons, and various notes related to each property is also a great idea. Having basic tools like measuring tapes to measure rooms on the spot; Moisture meters to check wall or ceiling stains for water leaks, and even blue painters tape to mark defects on the spot are also great ways to bring value. Create a google maps route for all the showings scheduled for the day starting with the furthest one and ending with the closest. So when you're are at the last showing and your client is tired, they'll have a shorter drive home. This should go without saying but ALWAYS do what's best for your client, even if it means losing the deal. The average Realtor is there the get paid, While the best Realtors are there for the client. I just made that up but its so true. Great video by the way

Ya it's called a hose bib vacuum breaker which prevents any cross connections and protects ur drinking water from chemicals entering ur home....

I did a walk-through where I wad doing all the talking, like look how beautiful the view is, look at how used the bathroom, beautiful living room, check out the backyard. Maybe later on you can add a pool, and I feel like I didn’t do a good job :( I like the way you are showing the house. Thank you for your effort.

Do we need to know what the cabinets are made of? What are the countertops are made of? I mean it sounds like you gotta be a contractor as you don’t know all these things.

This is a great video thank you. I’m a new agent only 1 week in but with a new home builder, already leading people by myself for house tours. When asking questions for every room such as “ could you see yourself “ etc, do you find these questions could bring redundancy with consistently asking the same question or do you find with variations in wording it helps disguise that its the same question but to help spark emotion in the client?
