Hahahah that’s a good tip! We definitely don’t catch ourselves walking too fast sometimes. We are actually using a DJI and sometimes it just doesn’t hold the phone as well. We did upgrade to an iPhone 15 pro so hopefully this makes the video more stable since the phone is lighter. Is there anything else you would suggest for us to do to help home buyers and sellers?

There are also some good bars and restaurants now. The best part about the Heights is easy access to Manhattan. Now we moved from the Heights to Millburn; I always miss the easy commute and the affordable cafe.

Hey listen, New York City is not for everyone. And jersey city is probably not for you. That’s the beautiful part about life… you’ve got options. Many of our clients prefer jersey city because their money goes further and it’s better commuting from JC than it is from Brooklyn to Manhattan

It’s really about what people are willing to pay for it

There is no justification for these prices specifically $1.7 million. This is coming from someone who has lived in Jersey City for 25+ years and have been involved with many businesses.

Hence, real estate prices have been increasing by more than 400% than inflation which proves that there is no RATIONAL to these prices specially for a home that is about~ 30 minutes away from Journal Square via a bus. Who will buy this property? This is a prime example of when, sellers list a property at a significantly higher price than its market value, hoping to attract buyers who are NOT well-informed about local real estate prices.

Some big projects that are happening include The Bayfront Project, a new Target opening on 440 Highway, and other key changes as to why this is a great place to move in. In the short term it may look cheaper to rent versus mortgage… but if you really look at the performance of people paying a mortgage over the course of 30 years.. the mortgagee pays as much as the renter except the mortgagee’s net worth doubles while the renters net worth holds a standstill. Theres a youtube channel called suburbs of new york city .He too is a realtor and one of my favourite channels. Because his content is in depth. I dont know new york/ new jersey that well, but whats clear from his channel is the main concern for potential home buyers is their distance to manhattan amongst price and lot size. So, my suggestion, when you show a property, maybe start with some b-roll of the property, then do what you did in this video mentioning all the specs, if you are potentially gonna use music over the video then at the end of the video you can then include sort of a neighbourhood tour, basically standing at the towns train station stating facts like ok this property is located in so and so, x minutes away from pen station using the train, x minutes away if driving and there is or isnt parking for this property (if its an apartment) if its a house im sure the audience will see it has a garage or not. this town is popular for these things amongst which this is regarded as the best restaurant or best bar etc(whilst showing b roll of those things or maybe even visiting them to show their menus) . This is the closest or best school etc, sort of the things that aren’t included as SPECS of the home but will probably be important to the home buyer. On that channel i mentioned he also does map tours of the township so maybe when referring to the best places or showing the best places you can include in the video like “ ok this is the town and these are the main streets for the town center street x y z where the restaurant we mentioned is located etc “

I’m not how we got to that math.. you’re getting 2000 sqft from a 3347 sqft house. Would you rather pay someone else’s mortgage or pay your own while your property doubles every 10 years? Instead of buying a condo, you can use the same amount of $759,000 and buy a two family in jersey city. You’ll rent out one of the units and live in the other. You’re only doomed if you don’t have options. The amazing part of being alive is you always have 110 more choices. What do you think happens to a person if all they focus on is the doom and gloom of life?

@@LivingInJerseyCityNJ Im not really following your response but I was just saying that 'buying' a property for $760k and that ownership is only for a portion of the building, in New Jersey no less, is bogus. At these prices, an average monthly mortgage payment is like $4500. Annnd after 30yrs, you'll have paid about $920,000 IN INTEREST!! $760,000 + $920,000 = $1,680,000.00 ouuff. oh and properties are done doubling every 10 years, IMHO

If you’re seeing all your other expenses inflate these past couple years and continuing to do so from groceries, car payments, and to rents, what do you think will happen with home prices? Land is scarce and the cost of living ain’t getting any cheaper. You do your math. We’ll continue to buy properties and live off rental income buying multi families. We’re not banking off appreciation. We’re banking that our monthly mortgage is still less than our rental income 🤔 See when you have a plan, you won’t have to worry about $4500 mortgages when you spent the last 5-10 years building a portfolio that pays you $10,000 after all your expenses 🤔😎
