It's definitely not going to sell for $2m. However, at $1.2m it is already getting a lot of traction and should sell soon. Would you ever buy in Greenville?

@@whymeandnotyou Both of these units are already under contract for sale. They very quickly found their buyers at these prices. $1.2m in Greenville is definitely going. Old 1900s 2 family in Greenville are already selling upwards of $700k. In 5 years, these new constructions in Greenville will surely rise up to $2m bringing older multi family homes (2 units) to $1m. It's already happening in Greenville. It's only a matter of time. That's our opinion and what we're seeing at least.

@@LivingInJerseyCityNJ I grew up and still live in JC. Luckily enough to invest in Downtown during the 80s. Greenville / Ocean will get there eventually but it will take time.... The time now is Journal Sq... took awhile for the developers to make this happen.. But Greenville is just too far from the Path train to make that 1.2 million dollar investment...

@@whymeandnotyou Thats awesome. Downtown is definitely an awesome investment. We heard from a coupleof our clients that you could have bought the same house in Downtown for the same price in Country Village in Jersey City. We're surprised ourselves how fast these units are going for in Jersey City. Luckily for the new owners of this unit there is still lightrail access heading towards Newport or Exchange Place path train station.

stegman and what cross street? bergen? MLK? Ocean?

It is definitely an incredible combination of luxury living and thoughtful design and would be an excellent investment in a growing area!

They’re coming!! Both condos are getting a lot of traction. It’ll be sold soon with these prices. They used to say that stuff to downtown JC and look where it is now. We’re always looking forward!

What don’t you like about it?

Aw man! We totally get where you are coming from. In Jersey City, if they added an elevator you’d remove lots of living square footage and end up having to charge so much more for the condos due to construction costs of an elevator. It wouldn’t make any sense especially for a 2 family. We’d understand for a 4 family due to town regulations as well. Would you pay more for a condo and have less space if you can get an elevator?

Edgewater is a different beast!!

25.7% of adults report sitting for more than eight hours per day. 44.6% of adults are inactive. The greatest proportion of adults report sitting for 6 to 8 hours per day and being inactive. Some steps won’t kill anyone 🤠 plus people are always happy to purchase these becauze if they paid for something with an elevator it’d cost a lot more than $1m

So many new constructions are coming up like this in Greenville and Bergen Lafayette! Taxes are manageable with the right purchases. Multi family always wins in NJ

I love these questions!! 3rd floor would be the rooftop and typically in these scenarios the two apartments get one parking spot each. If you want to go dive deep on this please give us a message so we can send you inventory of new construction just like this one with parking including and rooftop

@@LivingInJerseyCityNJ I assume it's a tandem parking right? if so how do both owners coordinate if they parking their cars in tandem? I'm curious to know how hard or easy to coordinate with other owner or no coordination would be required?

@@brooklynhome89 that is a great question.. so jersey city is filled with these two family new construction and they are all tandem parking. Pretty much the owners would have to coordinate and we havent had any negative feedback from owners regarding these parking situation. It's a first come first serve basis and the owners would simply need to communicate who is leaving first. Are you looking to purchase one yourself?

Is it possible to buy two family and keep both parking spots to ourselves and rent out the top floor??? how difficult would it be to rent out without a parking spot??? please let me know. This would help we decide if we could think about relocating to Jersey City.

@@brooklynhome89 In these areas you absolutely can buy the two family and keep both parking spots for yourselves. Your ideal tenant would be international students looking to rent out your apartment and possibly going to one of these schools --> NJIT or Stevens Institute of Technology. You also have the ability to Airbnb the second unit and make more income versus renting it out to long term tenants. As an owner occupied 2 family, it is legal to airbnb one unit as long as you apply for a permit (which is not hard to get). We also have the resources to help you automate that if you didn't want to manage it yourself.

Journal square is definitely one of the best spots to stay in Jersey City! It is the transportation hub of JC! Please refer to our video on journal square and going through it. It’s very easy to get to the sites at all hours and very safe. There’s a Filipino bread house and max on Newark avenue (my brother and I are Filipino too). Theres tons of Filipino in jersey city

3rd floor with the rooftop was listed for $949,000. Already under contract with another buyer. You can’t get a new construction with 3 floors, a garage, and a rooftop in jersey city for under a million anymore. In Newark you will however

Beauty is in the eyes of the beholder. Thankfully many people still feel it’s worth it to pay for those properties and appraisers are still valuing those properties worth it of their value
