I lived in San Marcos for 5 years and never once heard it pronounced MarCOS; I actually associate that pronunciation with the California city. I appreciate your perspective though! New Construction neighborhoods usually do have a higher tax rate. And this subdivision is away from the TSU Campus, so I would actually recommend this neighborhood for someone wanting to be further from the college students. Thanks for watching!

@ perhaps everyone around you are from California, locals pronounce it San MarCOS. Anyway…even though this neighborhood is away from the campus, you’re just a street away from Craddock which is overran by student housing, fraternities and sororities. TXST has an acceptance rate of nearly 90% which the students are not the brightest and don’t care about San Marcos. This city was a great city 20 yrs ago until the university lowered its standards and Californians moved here. …and not every new subdivision adds PID taxes on top of property taxes. Buyer beware.

Guess it depends on what part of San Marcos you live, and what part of Austin/San Antonio you're trying to get to. North SA is closer than North Austin. But in general you're correct, Austin is a little closer.
