Why are people moving to bullhead? Because they are stupid. there isn’t enough water for all the people already in the state/area. The weather is awful and requires more energy consumption and causes lots of vehicle damages and wear.

I've heard that before so checked the BHC City Data (www.bullheadcity.com/government/departments/city-manager/city-data) and criminal arrests are actually down from previous years. According to their data, 2018 and 2019 were almost double the rate recently. Data shows 130 criminal arrests for May 2024. I found another chart on Areavibes.com which shows FBI data from 2022 that says BHC is higher than the national average. Yet a third source, Crimegrade.org, shows BHC lower than the national average for crime and earning a "B" rating. Their data shows the highest crime categories of vandalism, burglary, and drugs respectively. Crimegrade.org doesn't say the dates of their data pool though.

Unfortunately, that is true right now, Moa8121. However, if new construction continues at its current pace or increases (lower interest rates will help) and people continue to list their homes for sale, the increases should slow along with more housing inventory being available.

down from Kingman , some nice homes on the left in BHC , Laughlin is a shell compared to year 2010 , only jobs @ Casinos , tho some have closed. the only nice people there moved from out of state.

Thanks for the windshield tour. I'm in Florida helping an aging parent but am considering coming back out West when my responsibilities end. I like the eclectic vibe of mixed housing, especially from times past. I've noticed that there are old mobile homes on city lots which is ideal for me if the neighborhood isn't a total dump as I'd fix it up into a fun hideaway. Your remark about the city wanting to remove old mobile homes has me worried. Are they on their way out or will I get bureaucratic headwinds from the city? I'm redoing an old one now in Florida which I enjoy. Your thoughts?

Thanks for your interest and question, Peter. It doesn't sound like your vision and plan fall into the category I was referring to in the video. I did an interview with the BHC spokesman and my impression is that the City wants people to improve their homes and, if necessary, bring them up to code. The "older" mobiles I was referring to would be considered a blight for the neighborhood, sagging roofs, fascias falling off, broken windows, etc. In fact, I have an older mobile pending sale, a 1969, but it has been well-maintained and is very clean. It has only been used seasonally so it is in very good shape. It's not so much the age as the condition of the home and property. I did not mean to imply the City is out looking for mobiles to condemn. But if an older mobile gets on its radar, i.e., from citizen complaints, and there are building code violations, there is a high probability it will get red-tagged to be brought up to current code standards. And that is where, potentially, the cost of repair and compliance with the Code gets cost prohibitive when compared to the value of the mobile. To clarify, my opinion is the City is enforcing the building codes more consistently today whereas when I moved back here in 2006, according to an investor I spoke with (take that for what it is worth), there was an unwritten policy of grandfathering the older mobiles in for their building code non-compliance. @@bigriverliving I went down a rabbit hole on your area last night and found that a lot of older mobiles had been scrapped and that there are a lot of lots ready for new ones. To be fair, the one I'm doing in Florida is in a nice park on the water. Another option is a 1950's home but I've heard that the area was mainly mobiles until about 30 years ago. Some friends have warned me about the Meth problem; how is that coming along?

@@TropicTrdr I'm sorry for the delay in responding. I haven't pulled any data on the issue but my personal experience is that I haven't seen much of this behavior recently. I believe there is an effort by the City to make BHC a family-friendly, safe place to live. The improvements the City is making (the street beautification, improvements to Rotary and Community Parks, the Senior Center addition, community events, etc.) indicate to me there is an effort to promote the City's appeal. It would be consistent if there is a focused effort by law enforcement to target that issue specifically but I am not sure.
