Haha.....what a joke. Of course it is a business. Should we apply this same logic to our jobs? My needs are met, so I should not ask for a raise? The market sets rent values. There is a point where raising rents creates higher turnover/vacancy that counteracts the rent increases - but the point should always be to maximize your cash flow. If you don't, what you are trading for those reduced profits are the extra years you will have to work before you can retire.

Landlords are the backbone of modern society. Remember guys, tip your landlord 50%. They are the reason you have a roof over your head… Unless you own your own home or live in public housing which of course would make you a sucker.

I'm from Florida, my real estate mentor lost his home to a squatter. Apparently the property was a rental property in Cape Coral and my real estate mentor forgot he owns the property and after I think somewhere between 11 plus years He got a tax bill for it by mistake and realized that he owned it. When he went to go see it the squatter had already lived there they would took it to trial and he lost the house.

Property taxes, insurance (crazy increases), higher costs for annual registration, contractors, services, supplies, utilities, legal...

I have been using REI Hub for a couple of years and I love it. The system allows me to manage the booking keeping for my real estate business without having to pay a bookkeeper. The system is user friendly and customer service has been very responsive to my questions. This is a great overview of the system that I can use once I decide to pass this task off to an assistant!

It's not "who" is pressuring me to raise rent, it's "what", and the answer to that is speculation. I have to be ready to cover future costs, from taxes (like property or income), and operating costs (maintenance, repairs, legal costs, insurance, etc...). There's a saying, "hope for the best, but plan for the worst". I hope I never have to take legal action in the future, I hope I never have to repair damage caused by my tenants, I hope my properties aren't subject to a natural catastrophe, but a good landlord, a good businessperson, will save for when the unfortunate happens. Saving up may mean raising rent on tenancy.
