Excellent question my friend. The book that really upped my networking amongst the rich game was Amazon.com: Richistan: A Journey Through the American Wealth Boom and the Lives of the New Rich eBook : Frank, Robert: Kindle Store. It was because of this book that I started chartering yachts, which led to hanging out at polo matches which led to getting invited to billionaire’s back yard parties. That led me to Grand Ambition: An Extraordinary Yacht, the People Who Built It, and the Millionaire Who Can't Really Afford It: Knecht, G. Bruce: 9781416576013: Amazon.com: Books. The guy who was the subject of this book lives in one of the largest mansions in Ft. Lauderdale. Just so happened, I ended up renting a home a few doors down from him. From my backyard, I could see Scottie Pippen’s basketball court and yacht. Books are not only instrumental, but they’re also influential. I try to read at least one book a month.

Going to these events can be pricey and if you are not used to it, a price tag of say $200 for an event can scare many people away or be out of a person's budget, but if you have a second income, it goes a long way in helping to meet those costs. All the best on your journey to millionaire status. You have everything it takes.

@sjinvestors250 My first home I got for no money down many years ago starting out from my VA loan. That property was $108,000 brand new in 1998. That property rose in value to $350,000 so I sold it and bought one for $460,000. It soared to $800,000. I bought a third and so on and so forth. The main thing is to get your first one. It doesn't have to be pretty but get an agent and tell them you need a property with equity in it on Day 1!!! That way you protect the downside if you have to sell.

@sjinvestors250 It depends on how long you hold the property. I always hold over 12 months to avoid short term capital gains.
