You always have to do your homework when it comes to buying condos. We owned a condo before but was damaged by earthquake. The property management did NOT even reimburse the cost of habitat loss and other property owners was forced to stay in hotels in the meantime due to the damage and cracks visible in the property and insurance will only cover a certain portion of it. So I recommend all you out there to buy a house and lot instead.

I rented Abreeza place tower 1 for a year on the 15th floor. I was there during the earthquake. I have since moved to rent a house. The tower is safe as mostly that is cosmetic damage from the earthquake on the concrete plaster coating, but they have taken forever to fix it. However, I wouldn't want to be in another big quake as I have bad knees and it took me forever to walk down 12 floors (15th floor is actually 12 as no 4th, 13th, 14th floors) Also the construction was a pain, on-going the whole year and now they are expanding Abreeza mall making the construction worse. I would suggest not renting there until the construction is done, and then try to rent the newer Patio Suites, assuming they ever open the pool deck which is closed for construction.

Building a home weather condo or house is like standing on nails barefoot. There is no quality at all unless, you build it yourself. They use hollow blocks, that if you punch them, they disintegrate. They dont follow any engineering plans including how they construct the rebar, columns and beams. I learn this on my build which i had demolished because of the above reasons, plus there was No and i mean NO foundation. Naieve me for sure but i wont make same mistake twice. When i look at builds here on youtube, i see all the same problems. Better off with a Bahay Kubo

I was shopping for condos in Davao 2.5 yrs ago. I looked at a condo in abreeza place. The hallways were narrow and dark. The ceiling was low. At the time, 3 yes old but looked 15 yrs old. The swimming pool was closed for repair. I refused to look at any other condos in that building. The elevators slow. I just walked out. The cracks are caused by foundation shifting during earthquake. As such, they are deeper than they appear. The cracks cant be repaired cuz the problem is in the foundation. They will only get bigger with subsequent earthquakes and time.

Hello Sir, we just came back to France 2 weeks ago from our one trip in the Philippines. The last week of our trip was in Davao city. We rented a condo at Abrizza tower 2 , unit 812. Such a very bad experience. Almost everything was in a very bad condition. From aircon very noisy and not giving cold, to such a horrible smell coming from wardrobe. Amenities closed for maintenance. Very low quality of all the materials in showers and kitchen. As you mentioned all the materials of construction are in a very low quality to save money but not security. There is always something not working in this such of condos. I love the Philippines, my wife is from Davao, but surely i will never buy a condo in the Philippines

Yes i do agree with you about Abreeza Place Condos as they are in poor condition and really not that old My wife and i unfortunately we did buy a condo across from Aeon Towers and its called Avida Abreeza and they lied to us about construction completion date December 2023 and they now tell us maybe December 2024 and thats tower 1 only The pool and club house not completed for another 2 years There have been so far 265 complaints about the delays that Avida did not relay to there customers

The areas to the ceiling is not structual it is gob that they put from the divisions to the cast concrete ceiling, it is not flexible. I would never buy a condo in any block. This is Philippines so no one has had training unless it is for stealing and drinking Red Horse.

The Philippines allows foreigners to purchase condos. If you buy a condo from a trusted, reputable developer in a desirable location, it can be an excellent investment. I know this from personal experience. Tenants paid off 80% of my housing loan in the first twelve years of ownership. My wife and I bought the condo, lived in it for two years, and rented it out to wealthy Filipinos for ten years. The condo has also tripled in value over a 20 year period.

That was across from one oasis on ecoland drive near the sm ecoland mall, but that was built to a different safety standards than the newer condos. However, it also depends on the soil and how deep did they go to put in the foundations.

The damages that you show in this video was caused by one of the recent major earthquakes. These are the same types of damages in Avida towers when me and my family was staying there a few years back when a 6.9 eartuake happened there. It was very scary being in those buildings during that type of earthquake....No more Condos foe me and my family lol

Again, foreigners cannot buy nor own a real estate in the Philippines -- some 'kink' like what you just said would always come into the entire sale or equation. Leasing might be a much better living choice financially and for temporary living arrangements -- since you cannot 100% own what you bought paid for. I would not be surprised if laws could become even more tighter in days ahead for various reasons, but certainly due to lack of more affordable housing for native citizens. The main problem is that the builder hires local provincial staff with little or no training. Each worker functioning independently of one another. In other words, there is no hegemony and no overwatch. Abject lack of quality control.

There was a building that collapsed in Florida about three years back (Surfside Condominiums). They found some videos of the building interior that showed various defects or damage similar to what you have shown in this building. The experts analyzed the damage (cracks in the walls; structural tears; compromised supports). They opined that such damage contributed to the overall instability of the building and that's why it collapsed. IMO those damaged areas you filmed at the minimum indicate that building was made as cheaply as possible (e.g., there's no way a building only five years old should be showing that kind of damage. And at worse, and IMO, the damage shows the building is not structurally sound. Would not at all be surprised to hear in the future that the building(s) collapsed.

Yes and l guess it depends on the developer But in Davao City they do have earthquakes out to sea and the tremors come and shake the building and this can happen and cracks appear in the walls and did you know that you yourself have to pay and quake damage to your condo yourself Outside it comes out of the fees you pay monthly

What concerns me most is just how safe those structures are. In an earthquake are those towers going to collapse? I suspect so.

If you have a little knowledge, or a feeling, you will quickly realise that the condo quality in the PH is not the best. Compared to Thailand, it's a small disaster. There is zero need to buy a property. Alternatively, I put my money in ETF and/or REITS and get an ongoing conservative dividend of 4-6% per year. This allows me to rent the property I want and remain flexible, especially if something goes wrong. And liquid forever. It's so simple that nobody does it. It's your own fault if the drama gets expensive.

Wow is that considered good? My Australian bank pays 5.5% per annum compounded monthly (effectively 5.68% per annum). ETFs are considered low risk but the bank is even lower risk, with a government guarantee we get our savings back up to a certain amount if the bank fails.

I've toured over 30 projects from all the top developers in Cebu and Manila, and one commonality I've noticed is that after about 3 years most of the condos in the Philippines look at least 15 years old. Poor quality construction and lots of corruption in the management who does not maintain the building. However in Thailand a lot of my friends who have owned condos for 20 years the condos still look fairly new. They actually use the HOA fees to maintain the building.

The province is good but you only get the basics It’s a harder life and I do see how poor they are They ride there motorcycles with no registration no helmets and some have no lights but I have to remember that the life of a Filipino is so much harder than the life of a western country For to long previous Presidents have not helped there people I was talking to a Filipino who gets paid the basic wage 445 peso or $12 AUD a day for 8 hours work Here in Australia we get that 3 times per hour I talk to Filipinos here in Australia and they love it here and have no desire to return to there home country and that’s a shame as I love being in the Philippines

I’m 63 soon and can get the pension at 67 so 4 years to wait I did speak to another Aussie over there and he got his pension at 65 before they changed it to 67 He is getting his pension every fortnight with no problems He said he just gets the basic pension I think if you have worked all your life to me you should be allowed to spend your money anywhere Remember it’s our money not the governments

I see it everyday here in the province. Been retired here for 2 years and I love it. I wear my helmet, long pants, and boots when I ride my motorcycle, but I just ride mine for long pleasure trips around the island. These people work hard when they are lucky enough to have a job here in the province. Life can be hard here, but everyone is so happy, friendly and accepting.
