1) Access is purchased with LOTSA money. 2) Exclusive access costs SERIOUSLY more. 3) Stepford - like neighborhood costs even MORE. 4) Private compound will have YOU living there. Nobody else. Heliport and water extra. Neighborhood is what you make it. Wealth makes it wealthier, not better. Lamborghinis are noisy, and need lots of room to get to mailbox at end of driveway

I’ve been writing property and casualty coverage nationwide for 14 years and have never seen increases like we have experienced over the past 2 years. Insurance companies have blamed increased claims activity on their loss ratio. While this may have been true when we initially started coming out of the pandemic, It’s certainly not true now. Insurance companies are essentially doing what every other large corporation who got used to record profits during the pandemic is doing and gouging the customer/ insured.

I still struggle to understand how a Pandemic made a 250k wooden box in the middle of the desert worth $450k. I suspect we're in for a heck of a reversion to normalcy as the pandemic dust settles. Incomes certainly didn't go up that much, and given how much groceries and gas went up, income available for shelter really didn't go anywhere. And the "building shortage" myth is rapidly dissolving too.

With nearly 50% of all properties listed being vacant and not selling and apartment vacancies rising, how can you say there is a housing shortage? THERE IS NO HOUSING SHORTAGE. It's just a talking point. In 2006 all the realtors used the same line to keep people buying. In 2008 we quickly realized that there was no housing shortage. If there was a housing shortage all these vacant homes and apartments would be sold, rented, or occupied.

All I know is inventory is rising and sitting. The rental market is softening. In Phoenix you can rent for 1800-2200/month what would cost you over 3k to buy. Invest the down payment into a cd or money market account giving 5.5% and offset your rent with the extra 5-6k. Makes rent around 1500-1700 in real terms. 1st grade math.

We live an hour outside of Vancouver and pay about $400 a month for strata (hoa), it doesn’t include any leisure centres, pools, clubs - nothing of the sort. So if we ever moved to Arizona (my husband had dual), I’d be happy to pay for hoa there. Your guys money goes way further than ours!

Great video. I lived in Phoenix back in 1977-79. Rented a small house by 17th and Camelback. Really amazing place back then.. Rode my motorcycle year round and on weekends headed up to Payson. Probably wouldn't recognize the place now.
