Im not criticising the work I think its great but the client has crazy ideas, as no door in Living room, and all windows are so low down, I would be afraid to have small kids in the bedrooms as if anyone can do the impossible a Kid definitely will. Great work tho xxxx

Great points, and will pass them onto the team. The door was a clients preference, and we can put restrictors on low windows if needed, but very valid points from yourself there.

I understand where you are coming from, however what we are investing into is number1, a house a 2 flats, which couples with SA in a great location will bring in an estimated £5K gross monthly income The second project will be a bed bed bed sit property, which has an estimated gross monthly income of over £3K since it will technically be 6 mini flats in 1 building.

Great point Stamp duty was nothing, since it was uninhabitable The only financing costs were the buyer is using bridging for the refurbishment But yes you’re absolutely correct, factor in all costs to understand your true ROI

Great questions. We have a set criteria for every investor, so we present them when we find one that fits. We do a full breakdown of the refurb and GDV.

We will have a conversation at the very start to find out what capital they have, and how best to utilise it. If that means a project like this numbers wise, then we proceed with that. The market can affect the actual GDV, however it is up to us to ensure we have all the evidence possible to back up the expected GDV, and we will meet the valuer on site to help this too
