Im not criticising the work I think its great but the client has crazy ideas, as no door in Living room, and all windows are so low down, I would be afraid to have small kids in the bedrooms as if anyone can do the impossible a Kid definitely will. Great work tho xxxx

Great points, and will pass them onto the team. The door was a clients preference, and we can put restrictors on low windows if needed, but very valid points from yourself there.

Good question. The investor is just buying it to renovate to them be able to sell to someone (perhaps from the UK) in a good standard

Good question, we are renovating this property which is currently run down and in poor condition, so a family can buy it afterwards and have a beautiful renovated home

Also, how do you get £5k monthly from 3 single lets in a sleepy Welsh village? Even if you Airbnb it that's still an unrealistic expectation. Your explanations are very vague and unclear.

I understand where you are coming from, however what we are investing into is number1, a house a 2 flats, which couples with SA in a great location will bring in an estimated £5K gross monthly income The second project will be a bed bed bed sit property, which has an estimated gross monthly income of over £3K since it will technically be 6 mini flats in 1 building.

The first property will be worth an estimated £850,000 once renovated - our second project will be worth an estimated £310,000 once renovated, so that is where those figures come from

Pronounced Aitch not with a soft H when an initial. Same reason you don't say "A Hotel ", but "An hotel". Most people get it wrong, including my Bank, HSBC. Good luck.

Great question In order to begin building your portfolio, at least £70,000 is needed However to achieve £5,000 over 5 years, at least £130,000 is needed. Happy to have a call to discuss if you wish?

How much did you spend financing, stamp duty, and refurbishment works (including your own wages) on this project? Thats the real way to work out if its a good investment outcome.

Great point Stamp duty was nothing, since it was uninhabitable The only financing costs were the buyer is using bridging for the refurbishment But yes you’re absolutely correct, factor in all costs to understand your true ROI

How do you pitch the deals to investors? Do you breakdown refurb and your anticipated GDV? What happens if refurb ends up costing more than first thought?

Great questions. We have a set criteria for every investor, so we present them when we find one that fits. We do a full breakdown of the refurb and GDV.

We will have a conversation at the very start to find out what capital they have, and how best to utilise it. If that means a project like this numbers wise, then we proceed with that. The market can affect the actual GDV, however it is up to us to ensure we have all the evidence possible to back up the expected GDV, and we will meet the valuer on site to help this too
