It may be different in your state, but personal policies typically cancel at 12:01a, not 11:59p, so filling in the time of cancellation matters. Wouldn't want someone to think they had only 2 minutes of gap by cancelling a policy on Tuesday and starting the next on Wednesday, which would actually leave them exposed for 24 hours. Good video otherwise.

The whole action of notifying the insurance company can trigger DoS. It's a LOT less risky to just have your own non-owner occupied policy in place while leaving the original policy in place. Yes, it's more expensive, but not nearly as much as possibly triggering DoS.

One thing is hardly ever mentioned is, who pays the attorney fees, if you don't have the policy you will! If your policy is insufficient and not enough, you will pay all of the attorney fees from your pocket. The smart thing to do is get the policy by the policy and make sure that you deduct the policy on your taxes Understand that insurance is 100% tax deductible therefore who's really paying, the government gives you the right off so if you get it as 100% tax write-off who's paying, the government gives you credit for insurance

Why do some carriers still believe you need to provide them with the replacing (NEW) declarations, even with an LPR? Also, a carrier told me that the form I sent was rejected by them because I was not the producer of the policy I was requesting be cancelled! They do not understand that this is a universal form of communication inter-agency which is valid if signed by any legally licensed agent.

Any recommendations on lenders to choose? I see everyone speaking on collateral assignment, but no one giving solid suggestions on lending resources. All credit unions and banks I've approached so far tell me its not something they do. Not sure if these responses were just due to agent ignorance or by design. Is there a special category of lending houses or organizations who service collateral assignment loans?
