How far is benders landing estate from sping creeks and cypress creek? Is it a good neighborhood?

It’s an outstanding neighborhood! There was one section that is a little closer to the creek and the San Jacinto but for the most part the neighborhood is very safe from flooding. Beautiful neighborhood with custom homes, larger lots consisting of half acre to 1-2 acre lots and a few larger ones. Close proximity to Hwy 99 for good commuting as well. Nice houses but very small lots! Loved a lot of the design features but a minimum lot size of 1 acre is more desirable for the price charged here.

What about tornadoes? That’s my biggest fear about moving to Texas. Are hurricanes the biggest weather issue?

Hi there, thank you for the question...I think it's a great one. Tornadoes are not nearly as prevalent as hurricanes in our area. We have seem them but nothing major. When you're looking at Spring, TX (or anywhere on the north side of downtown Houston), you are a bit further from the coast so the storm impact can be a bit less. However, pretty much anywhere around the area, you have to be made aware of flooding potential due to increased rain during storm events. I can help with directing you using flood maps and trying to avoid designated high risk flood zones. Hurricane Harvey in 2017 was a major hurricane event which dropped 51 inches of rain in about 48 hours and that is what caused such widespread flooding. sooooo many of the homes in houston are in flood zones, not to mention nearly all of the surrounding areas; Conroe, Cleveland, Splendora, Montgomery, Magnolia etc etc all the way around the map.

I live in the Spring area so admittedly I may be biased, however I believe the area here in Spring still has a great affordability, great schools, great location and access to everything you need + freeways & airport. But again, that’s just my own perspective. What are you seeing? What are you looking for in a community? What type of lifestyle is important for you and your family? These are the questions that will matter most for when you’re deciding on where to live. From there, I can help to guide you to the communities that best meet your needs. I think people need to be careful of housing being a safe investment right now especially if they are relying on appreciation. Given that not a lot of equity is gained the first ~7 years due to amortization, it’s also a bit risky because homes have never appreciated this much this fast so the odds of normal appreciation continuing is a lot less. If people don’t intend to sell for at least 10 years, they’re probably okay.

Thank you for your perspective. Houston has always weathered every downturn in the market quite well due to steady demand and a great jobs market. Regarding home values over the next few years, of course, we don’t have a crystal ball, but there is so much pent up buyer demand that once the interest rates to come down, we’re going to see one of the largest pushes we’ve seen. That demand will have a direct impact on home values.

@@JakeJohnstonHoustonTexasRE wouldn’t that continue to price out even more people? One thing I’ve looked at is when people started backing off of buying houses and that’s when rates went past 5%. Home values were lower as well. They have bumped up since then but rates are now in the 7% range. People started getting turned off when payments went in the $2,300 range. Remember, people buy payments when it comes to housing. If rates plummet to 5% but we have all time high prices and bidding wars come back, that $2300 payment will likely be $2500 or more even though interest rates went down. It would be offset by the increase in home values If people said “no” when payments were getting into the mid $2,000 range, why would they say “yes” at a higher payment just because rates tanked? I’m just curious as to how that would work.

I love Spring Tx especially closer to the Woodlands. It’s quiet and there are large home lots. Close to everything (airport, mall, restaurants, Old Town Spring). Homes are nice and affordable. The Woodlands bus terminal to commute downtown is very close as well. I moved to Spring when 45 only had 2 or 3 lanes. Been living in Spring for 30 years.

Hi Crystal! Thank you for reaching out with your question. There are lots of places in Spring that did not flood. The two main drainage areas to keep an eye on are Cypress Creek & Spring Creek. Looking to relocate to Spring, Texas. We are seniors on a fixed income. We have already done some due diligence in the Spring, TX area. Our biggest concern is the MUD Tax costs, and Property Taxes. We are looking for a home around $250.00 in a quiet and safe community. We have a son who lives in Spring and grandchildren and great grandchildren. In the area as well.

Hello, I have retired and am looking to move out of Houston. I am interested in both Spring and The Woodlands. Can you tell me the which are the more affluent neighborhoods in Spring. A concern is to be able to leave my home if I need to go to the store or cleaners and not cross into a dangerous neighborhood like exists in Houston. From one street to the next and can be a huge difference. I don't want that. Thank you for your time.

Spring Trails, Imperial Oaks are good locations. Both are close to all the major highways, the airport, large lots, close to the Woodlands. It’s really nice. I’ve lived in Spring for almost 30 years and refuse to move anywhere else.

Hi Hugo, thank you for the comment. So with regards to flooding around the Champions area… always keep on eye on the location relative to Cypress Creek, especially along Cypresswood Dr. The good news is that they have done a ton of work to all of the drainage bayous in the area. There is also a long term plan to convert the old Raveneaux Country Club golf course into a retention pond area. At the end of the day, I’m here to help with this kind of guidance. @@JakeJohnstonHoustonTexasRE I have been in Cinroe for the past 25 years. Used to rabbit hunt from the back of a pickup on 1960 in the 60s. I have a hard time getting my bearings there now. There is a Medical Arts building on Red Oak where my folks house was, we would go hunting at the end of the road. I have a picture of 1960 and Red Iak I will try to find and send to you.

🇨🇦😎Canadian looking to move to Texas. Big Fan of Space X but looking to be inland like farm house with some land. I became an investor 5 years ago buy low sell high. So I bought a house/Commercal place but then Cobid hit hard. So selling here and collecting my pennies. Then heading your way. Now I will be needing a place to live at me and my dogs. Small ones hence why I rather be far from population . I'd even do commercial spaces buy em fix em rent em then do it again. Looking at creating revenue.... if you have any ideas on the subject I like to comunicate with you. Oh and I am a Builder by trade.
