I'm self employed and we have a tax bill that we will be paying on July 15th. My lender reached out to me again about sending over proof where the down payment money came from. I repeat AGAIN and either payment plan or proof of taxes paid. I replied to her email that those taxes would be paid in full by the middle of the month. Her response was "the investor wants it now, either a payment plan or balance paid in full now" I told her that just wasn't going to happen. This pending company has been a mix of good/bad. I'm just not going to be bullied by anyone and I feel that's what I'm getting. It's a conventional loan so I'm sure it's Fannie Mae or Freddie Mac. Any advice would be great and I'll take it and run with it. Thanks!

My lender is asking for proof of income tax payments 6 months after closing to make sure we are still making our payments, which we are and had never missed at any time over the last 2 years, the loan officer stated that we are paying over the amount of what the payment arrangement is and that could make our debt to income ratio over. I feel that we are not missing any mortgage payments and we are trying to pay off our tax debt asap so how does this affect our loan approval now,? Also the loan has already been sold to a secondary lender. When I asked are we not able to pay more ? he stated that it could cause an issue with our loan??

Depends on your balance when you stop using them. Like if you drop balances to $0 yes unfortunately. The bureaus algorithms on score analysis is wacko if you ask me.

what if the title company wants me to resign documents 2 months after closing and the loan has been sold AND I'm having an issue with the seller post closing, should i be suspicious?

No that just means there is an error with the documents, and they are requesting you to sign the corrections. You did sign a document at closing stating you would cooperate if there is an error on the closing documents, so I would recommend you helping in this regard. AS far as the seller going, I would make sure your Realtor knows and is in the loop on that issue specifically. Good luck!

I sure do it’s the interest rate that the federal government sets for commercial banks to borrow money essentially from each other as their reserves, increase or decrease, they may need money, or be willing to lend it out. In the yield curve is referencing the short term and long term treasury rates. And one of the factors of rates declining was inflation. As I watched the mortgage backed securities market react in a positive way since the inflation report came out and showed a slight improvement. I do think we will see even more improvement in both on May 10 when the year over year inflation avg report shows more improvement.

Does this only apply to houses bought after March of 2023? Let’s say you bought in August 2022, would you have to wait till August 2023 if you don’t refinance before March?

Yes all jobs over two years have to be verified. It’s the dates of employment and type of pay (for income averaging) that we are verifying. The underwriter really doesn’t look at reason for leaving much.

If you move around a lot I wouldn't necessarily buy anything, I would stay more to areas I have more understanding in or plan to spend more time in, in general. Unless of course the price is right, regardless of economic conditions a deal is a deal. But I feel we won't start seeing deals till 3-6 months into 2023.

I see you answered someone’s question regarding the possibility of them being kicked out of their home, to which you answered no that they would have to service the loan. So here’s my question as a follow up to that, would I be able to refinance at a later date if and when interest rates go down? I’m in a similar situation where I closed and am now being asked for additional information. Btw you helped lower my stress immensely by stating that I cannot be kicked out of my home once we closed 🙏🏽

Absolutely you can refinance at any time. Just remember the goal to be sure the refinance is worth it is 1% lower than your current rate. And watch inflation…as it goes down so will mortgage rates :-) I’m glad I was able to set your mind at ease a little!

What if this situation comes up and whatever they’re requesting you cannot produce it then what exactly is going to happen? Does it means the house is no longer yours?

Gosh no! Once you close, house is yours. I would not comply with such a request after the loan is closed. If you're loan company, mortgage broker, underwriter made a mistake that is on them. Do NOT comply and consult an attorney before you do if you decide to cooperate.

I had this same exact situation happen except I quit the job I was offered after closing for a higher paying job however I had contingent closing agreements stating that I had to show a months worth of pay stubs for the original job I had during closing by whatever date they set. I informed my loan officer of the job change and lets just say he was kind of upset.... he basically said they may have to pull my loan even after closing if I was not able to provide pay stubs by the date they set, BUT I asked my HR rep at the time if there was any way they could provide me with employment verification and pay schedules. Thankfully they sent me official documents providing start/hire dates and the companies semi annual pay cycle for salaried personnel and by the grace of god my loan officer emailed me back and said they're fine with that but I legit needed to provide the pay stubs ASAP

I completely understand what you’re saying but the buying process was so stressful and they kept asking me for things over and over again I gave them my two years of tax returns plus because I have a side business I gave them my section C I believe it’s called that then they ask me to go to H&R Block and get a letter from one of the employees that I do my taxes they’re like my W-2s weren’t good enough so after all this stress for almost 3 months I’m finally in my home I’ve been here for three weeks I get a phone call from my lender asking me for receipts for my business. First of all I Work at a company where I make 80% of my income and on the side for extra money I clean a couple homes a week it’s not even a business but I do add it to my income tax every year, I ask them in the beginning if they wanted receipts they told me no I even went online to ID me and gave the lender transcripts of my W-2s and found out I owed $1200 in taxes from the business. I’ve done all that was asked of me but then three weeks after closing their still asking me for one receipt. I understand that we sign a document at closing stating that if anything else is needed we have to adhere by whatever rules but this is what should be done before closing because of the stressful situation people go through this process once the contract is signed and I get the key and I move into my home I shouldn’t B asked for anything else once I’m in my home. The process was so stressful with this mortgage company I was put in the hospital for a couple days when I finally moved in my home it was such a relief now to hear that I need more proof lender should not be allowed to do this and if they forget to put something in the file before closing then They should be accountable. The rules and laws have to change

I would have probably not used that side biz income, to avoid all of the extra paperwork. Usually, side hustles like that are not enough income to be worth that hassle. I completely agree with you, once we are closed and the underwriter has reviewed the file, it should be over for you the consumer. You did your part, if the underwriter made a mistake on the docs and didn't ask for enough, that's not your problem. BUT, congrats on your home!!!

Absolutely NOT they can not kick you out. That would just be on them. They would have to deal with it. Just cooperate and provide what you can to be a great client. But no unless you stop making payments or violate the deed there isn’t anything they can do. Congrats!!!

Hello, Hope you’re doing well. This loan was reviewed by VA after funding and they’re needing more information. Since you’re in the Army National Guard and you’re deployed, according to your military orders you are due to end deployment in late fall or early winter of 2022. Since is within 12 months of the end of your deployment VA requires that we verify the civilian employment or any other additional sources of income that will satisfy your monthly obligations. Sometimes a veteran has employment that is paused during their time of deployment and will resume once they return. Can you please confirm if you have employment upon your return from service? Thank you for your assistance.

@@godfredpraise9515 congrats for paying so far ahead. Completely unacceptable to be asked about if you have a job etc already after you are closed …. once you return from deployment. The underwriter definitely dropped the ball on that one. That is an underwriting mistake you can’t be held responsible for. Just answer honestly and don’t worry the lender can’t call the note due for their mistake. They will end up servicing the loan forever though most likely. But again, not your mistake or worry. Question. My sister passed away oct 2021 n she have 408K. Not sure is same as 401K. Anyway I didn’t know she have 408K until i dig through her stuffs n saw her 408K name me her primary beneficiary. I am terribly sorry for your loss. Contact the administrator of the retirement account, they will ask for documentation, death certificate and identification from you, if she has a will they will need that too. Best wishes and prayers to you and your family.
