Townhouses here do not usually come with a pool; villas do. Living and dining could be separated. Backyard could have been a little bigger but that would compromise on the BUA.

Not bad. It’s clear that the smaller developers work harder to provide quality and differentiation. Because these units are not sold in the dozens or hundreds, they also represent a rarer asset and should perform well as investments IMHO

Thanks for your presentation. A couple of questions. 1. You say it’s a branded residence. Which brand is signed up? 2. What is the reputation and track record of the developer? I’m not familiar with Fakhruddin. 3. Is seaview next to Deira etc. a good location? I’m skeptical. 4. Why are Marina buildings facing the sea so cheap, on a relative basis per sqft? Is it just due to age of buildings or is there too much potential for obstruction? I don’t understand why most of the buildings there trade at 1000-1500/sqft while Bluewaters is at 5000. The older buildings have weaker amenities and some have parking issues, but generally have much more generous layouts that can easily be renovated at the unit level. Appreciate your sober analysis and valuable content. Thank you!

I believe Damac Hills 2 is a great option for townhouses right now; I was quite unsure about getting into apartments there. However, the hype around Elo's last launch suggests that the market thinks otherwise. I still think there are better apartment options available to invest in around the same budget.

In Elo a decent 1 bed will cost you around 650K. You could definitely get a decent studio in a much more well-connected area where the ROI would potentially be much more. Al Jadaf had a few good launches recently but a lot of supply still in the pipeline there. For investments, I'd personally prefer Al Jaddaf's waterfront strip only - some units at Ellington's Art Bay were good value for money.

Dubai means newest, fanciest, most advanced to me. I believe the future lies around the new airport. There has to be a reason why they build worlds biggest airport and started palm cebelali again. I believe dubai competes with itself and must perform even better to attract new people there. I believe area North of airport, area between palm cebelali and west of airport will explode. Then u have to consider who moves there. Adventurous young people moved there in the past. Now they build families. Now dubai has a great name and whole families relocate there. I believe villas townhouses will explode. With considering the things above I invested in townhouse in dubai investment park.

Between Serene gardens II and Floarea vista, which is the better project?. I guess Floarea does not provide full furnishing. in terms of future capital appreciation, rental revenue, distance to metro?

Both are very similar products in terms of layouts, finishing and distance to Metro. Serene Gardens 2 is around 10% more expensive as it comes fully-furnished but they don't have any good units available anymore. In Floarea, you could still get a higher floor unit with a better view. Beverly Gardens is right next door so the location analysis for both projects stays the same but I believe Floarea will shape up to be a better project eventually. This villa is shit for for £100000 dollars he does not know how to sell it. It’s not a walk in wardrobe everything is box standard cheap fixtures and fittings. U should get out if the property bizz ur shit at selling. Nakeel have been taken to court so many times. All agents that are Asian are all asshokesover there don’t buy this. They show nice show homes but actual is shit I have been there and looked at many.

Hello. I am a little unclear about what do you mean by your first question. I expect the prices to increase by at least 40% by the time of completion. So 1800/SQFT price should easily be at 2500/SQFT. Secondly, you can easily expect a rental return of 8-9%. It increases considerably if you manage the property as a holiday home. Lastly, no, it's not old Dubai. And if it was, it would be a plus point considering the population density there. I am happy to answer any more question through Call or Whatsapp at +971502610243.

Hello! Appreciate the feedback. The ROI post-handover is based on the short-term rental yields. Well-managed properties on holiday homes are easily doing 15%+ currently as per my research.

@@mutahirsellingdubai Cool! And is it gross or net? I always find that the 20-30% increase in short term rents are eaten away by the management fee, utilities and furniture and it becomes the same as Long Term rents from a net rental yield perspective
