The topics of this conversation are very interesting. However, there are some things that don't convince me. Cruise ship representatives have been saying for years that ships are becoming less and less polluting. They also say that the disembarkation of tourists is easily programmable and limited to a few hours during the day, so they are not a real problem for tourist destinations. Moreover, cruise ship tourists spend a lot in their destinations. Who is right? As for short-term rentals, there are several studies by universities in Europe that show a correlation between rising costs in the real estate market and the number of short-term rentals. Furthermore, the number of short-term rentals is always compared to the total number of properties in a city without mentioning the concentration in individual neighborhoods or how many other properties are really available on the market. It is true that cruise companies or hotel chains have the ability to spend a lot on lobbying and lawsuits, but it doesn't seem to me that short-term rental platforms are any better. The platforms say they are ready for new rules but then systematically oppose them. When it comes to the proliferation of short-term rentals, especially in Italy, we're seeing a massive concentration of apartments owned by foreign real estate firms in places like Venice and Florence. It's getting harder and harder to believe the story of a family making extra money from grandma's old place... It's true that many European countries haven't been building enough affordable housing in recent years. Instead, there's been a construction boom focused on real estate speculation, and in many cities, new construction is almost impossible due to environmental concerns. One potential solution could be for local governments to buy up properties from the private market, such as old office buildings or factories, and convert them into affordable homes. But where would the money come from? Perhaps by taxing short-term rentals more heavily!

All of the low class Hotels like Hilton, Marriott, Holiday Inn, Best Western etc they have problematic guests because typically there is only 1 person at Front Desk handling all the complaints. Marriott, the real hotels, they are different from the Franchise ones which are pretty low class. I have noticed a decline in Hotels that charge below $1k per night and people who have the money to attend to the ones above that price range are well educated and doing well for themselves. Back in the day, below $250 a night was considered low class but now it has ramped up to $1 and below. I worked for a Ranch/Resort who charged $1000+ per night and they were terrible as a company and their staff were awful. Most companies will hire anyone now. Pretty sad.
