價錢反映了現實,地點比較墮角,又近River, 買家居保險會比一般貴,附近配套不足,衣食住行都需要揸車才能做到, 雖然揸車唔遠😅唔介意的話,POCO其實唔錯😊

Low maintenance doesn't mean it's good buy. They don't spend enough money for maintenance

High strate fee does not mean the building does good maintenance either. Some strata council don't even compare price and use expensive contractor and waste tons of money eg. Concord Gardens

这是townhome,不是真正的townhouse。大家要注意这种房子没有townhouse的各种有点,还有一些公寓的缺点。strata fee通常很贵。买了之后再次出售比真正的townhouse困难很多。买家一定要小心!!

其實我覺得價錢ok 如果要比較,應該同溫哥華其他地方比較公道啲,如果依啲townhouse, 係西區要2mil, 舊都要1.7-1.8mil,佢個地方算方便,現在溫哥華愈來愈多其他省搬嚟嘅退休人士,方便對佢哋重要過靜同係唔係大路,想當年買屋我地唔要大路屋,現在愈方便愈值錢

多謝你的留言,我也贊成你的觀點,不同房屋類型適合有不同需要的人。我們也看過此屋苑不是單邊的單位,雖然不靠路邊但彩光方面明顯我們1號屋比較光猛。在房子裏面因為冷氣是包在管理費的,把門窗關上是非常安靜。Cooney這條街也不是十分繁忙。

No it’s not typo, strata fee includes AC and heat and hot water, it also has a gym, amenity room and court yard. Those are usually not included in a normal townhouse complex but this one does provide those.

既然係開放討論,請Mike也要客觀持平。Cooney Road是黃線街=大街=嘈音+大麈!人在室內都看到窗外車來車往,Corner unit本來是搶手貨,為什麼仍然未售出?是惜貨?抑或是大街+overpriced?睇屋經驗豐富的人客,都會辨別好與壞,同一屋苑位於Eckersley Road那邊亦有corner unit,肯定優勝過這間,因為內街靜,亦靠近公園,不是嗎?

@@HEE777_ 多謝你的詳細評論,我們很歡迎客觀,有論點,尊重別人的意見。我認為每一間屋都會有好處和不足之處。對於一個買家來說,這間屋能滿足他們比較着重的要求,而能夠接受當中不足之處,此屋便可考慮。例如:對於一部份希望住在城市屋的人,當他們並不喜歡常常開車,此屋的地點:兩至5分鐘步行便到商場,餐廳小學,及天車站,此優勢便很適合他們。好像有些多拼屋及城市屋也在馬路邊,原因是zoning及設計上的需要,但這些屋是不是沒有人要?肯定不是. 很多時候有長處必有短處, 視乎這些長處和短處對一個買家來說是否可取捨。 我們製作影片,及介紹房子的時候,會盡量從不同角度去考慮不同人士的需要。當然我們的名字是「溫哥華房地產資訊站」,着重介紹的是溫哥華的房子,若然要和溫哥華以外的房子作比較,可能超出了我們討論的範圍,所以我們會希望專注介紹在溫哥華的房子及對溫哥華房子有興趣的觀眾,多謝你的理解。謝謝。

再補充一下你說比較內街的房子,一來未必有corner unit正在同一時間掛牌,二來房齡,間隔,大細也不一樣,另外要注意的是:即使全合心水,會不會太靠近發電站?當然有些人並不介意。都係嗰句,凡事有長處便會有短處,視乎長處與短處對你心目中價值的重要性。

我是說這屋苑on Eckersley Road那邊,並非指別的舊屋,當然無on Cooney Road咁嘈。 1號屋位於大街嘈+大麈,光線足是因為有幅正西嘅牆,夏天的那種暑熱,開盡冷氣都解決不了,日落後仍悶焗,想開窗通風?車聲不絕,雨天輪呔在濕地的磨擦聲更吵。 這是有先天缺陷的房子,將來想甩手,就會被下一個買家嫌棄,極難搵人接貨,除非肯蝕。 呢批townhouse剛入伙,管理費已高達$867!這經常開支不容忽視,因為會年年遞增。 Luxio 除了呢間Th1,Th5也在求售,明天有open house ,既然價格、方向、大小都相同,買家慎選也是應該的。 以上留言既沒有惡意,也不是倒你米,就事論事而已,Mike Lai 大人有大量、別生氣,希望你貨如輪轉!
