When your entire economy/banking/financial system is entirely predicated upon maintenance of now unsustainable Real Estate valuations vis-a-vi servicing median income potential(gdi)..... in support of the systems Financialized "assets" then collateralized as "chattel" DEBT obligations equally unsustainable under faltering "mark to market" price discovery no longer subsidizable by low-rate monetary Policy.... then unfortunately, that system is already fawked. No asset "Bubble" in history has ever corrected 'sideways'.... they do NOT 'level off'.... and very simply because.... post any decade long low-rate financially accommodated speculative sentiment DEBT based injection of False demand into elevated asset price discovery.... is a 'distortion'... and regardless of then being monetized systemically still FAILS under actuarial analysis into either 1.) destruction of the DEBT instrument obligations financialized as "assets" or 2.) Bail Out attenuation of the servicing instrument imbalances in the name of systemic stability Look at current REPO lock ups for crissakes here ? Questions: * WHO currently has $400B to $500B as 'best guess' in support of the 25% gdp/servicing gdi deficit across the $2.1 Trillion CAD Mortgage Market ? * Does anyone realize the impact on the Canadian 68% Consumer Speding reliant Economic fundamental that attenuation would have next ~10 years ? My point being.... and I am all ears here as to solutions ? This is a Real Estate/Consumer DEBT(now $3.4T) based crash/correction unsustainable by a stagnant 10+ years already barely $2T Canadian gdp/gdi(income) derivable.... into recession/demand destruction and an extremely painful/extended deleveraging cycle as BEST case..... you can NOT 'push on a string'... it is inevitable/unavoidable.

I took me years to understand the Canadian economy. Liberals don’t want to promote our natural ressources to grow our economy, they instead use immigration as a way to growth the economy. This ponzi scheme can work for a certain period of time until we reach a point we can’t do that anymore, liberals will get the lesson the hard way in the next election. As an immigrant myself came here more than a decade ago, I can see how immigration is destroying our quality of life, it’s not sustainable! We need a domestic strong economy otherwise we are in a serious trouble!

Single family is bad in the long run. A single family home doesn’t pay enough in property taxes to pay for the road right in front of their house. Single family zoning is a drain on tax dollars through expensive infrastructure, roads, water, power lines all get exponentially more expensive when you have to expand over a wider area.

Home ownership is universally desirable. Immigrants from all over the world buy houses in Canada because this is normal for most of them. Where I’m from, if you are a renter you are seen as a failure! You’r not doing well because you can’t even own your place! Europeans rent because it’s totally unaffordable for middle class to own anything, they would be happy to buy but they can’t. Those who immigrate here from Europe buy houses like everybody. I don’t know any European immigrant who don’t own a house in my area.

And they will head into retirement with the average Canadian at $120,000 plus CPP. The house only works when you sell it and fund your retirement. Otherwise you are completely screwed. One asset mentality. You think we have a housing crisis. Wait for the retirement crisis coming. It will seem like a child garden party.

Great comment! I guess when you're scenario dictates what you can and can't do, it makes the decision easier. I'm sure many people immigrate to Canada with homeownership being a key factor since they can't in their home country for whatever reason.

Townhouse at $500K is ridiculous, and Greg knows it! COVID-19 screwed up the market, and JT opened the immigration floodgate; Canada is doomed. There is no reset, we are speeding towards an unavoidable sovereign debt crisis. I partially blame realtors like Greg.

We should expect at least 100,000 cuts to Federal employees as soon as there is a change in government. Expect 20% cuts across the board in every federal department. This was 9 years in the making. Shopping for a new house should be the last thing on anyone’s mind.
