Is there an easy free site plan software out there? Everything I have seen is way over complicated with 3d rendering / floor plans and building plans. I already have pre-approved plans. I just want to draw up the site plan on my computer. I have multiple site plans to do.

Here are some of the items that are generally included on a site plan: 1. Your name and address 2. The legal description of your property 3. A drawing of your property to scale 4. The direction of north 5. Your property lines 6. The location of your driveway and adjacent streets 7. Your existing structures and your proposed structures 8. The location of any wells or septic tanks on your property 9. The ground slope and the direction of the slope 10. Proposed setbacks from property lines 11. The location of any waterways on your property 12. Relative elevations at the building site as well as at the lot corners of the building site 13. Utility line: Electric, water, gas, etc.

So I need an engineering site plan to go along with my septic permit application. You are telling me it doesn't need to be drawn by an Engineer? Because I am having one hell of a hard time getting people to return call and the people who I do talk with only do commercial....

little late but if it helps in Florida no a engineer does not need to draw it if you are a homeowner doing the installation on a residential property not for rental or sale for at least 1yr however a licensed site surveyor must come out and do a soil peculation test and compaction test also it most be before above the water table as well as a inspection of the drainage field before installation during installation encompassing type of fill then final inspection for permit closure good luck hopefully you already had it done

I'm considering a detached garage and have a huge tree where the foundation will go. I'd like to know how you dealt with root removal before building.

Thank you for the scale understanding. I was trying to figure out how many feet from my back door to my LDA with a site plan scale that read 1’ 30” so it sounds like it’s 30 feet how you explained this . Thank you I hope I’m right. I’m buying my first house

We went detached garage with a roof breezeway. Saved about 10k due to being able to use stock plans and not needing an engineer to stamp it.

Us engineers don’t charge 10k to approve plans. Probably under $1000 for drawing approvals.

It s a great exclusive guide for building better sheds and master woodworking minus the hard work. Ive heard some great things about it and my cousin after many years got amazing success with it

People don't build anything in NYS cuz the tax assessor punishes you, the result, contractors only get nickel dime jobs and most people invest in a lot of plastic tarps.

Yes do your home work stay in touch with the loan officer with the bank and your local Building and Safety office or you might get a big surprise like oops I need a fire sprinkler system in my garage, oh yea we live in California .

2K for plans = I don't think so! They saw you coming a mile away. I suppose if you are all about bragging rights and what not....kudos to you. 2k for a set of plans a kid could sketch out...a garage, not a custom home.

Earl Ismyname I am in the process of building a 500sqft garage. Where I live, the town requires an architect/ engineer to draw and stamp the plans. I called four local architects and a draftsman who works with an engineer, all quotes were above $2000 Additionally the town required a survey less than one year old before and after the garage is built, around here that’s $6-800 for the first and $3-500 for the after build survey. When doing things within town requirements the cost adds up very quickly.

@@dennispope8160 It's understandable to a point that government get involved to protect property values and keep idiots from throwing up nonsense. I disagree with government getting that deeply involved though. The price you pay for city or states that have taken total control over your property from taxation or simply schemes to generate money for themselves. I am rural here and it's getting as bad with code enforcement and inspections on simple outbuildings. Gone are the days of just throwing up a barn or a shed without a permit being required. I built a shed a couple years ago and got hassled after the fact for not getting a permit, even cargo containers require it/temporary in rural America no less. Too bad they can't go after the dumpy homes and trailers that are cobbled on to constantly and devalue the nicer homes around here. That is what it's for, the idiots that have ruined it for everyone else....this is some of why your getting shafted with all the permitting and processes not even remotely necessary for a simple garage...just like I have to here, but on a much lesser extent. Simple unheated monolithic slabbed garage in the country should not require anyone's investigative eye when there are no setback issues whatsoever. Good luck! I like watching and researching KZbin for things, interesting to see the hoops people have to jump thru for something so simple, makes me not feel so bad for having the need for 4 separate inspections on a simple garage here in the country.

I'm building a $200+k garage. Bath and a half, Indoor and Outdoor kitchen, 3 cars with the main door being 18x8 (oversized). The garage has HVAC throughout, gas fireplace and grill etc. It's a custom house, essentially.
