One thing though we should know is, those singles who rent bedsitters are often peiple who are basicallhbsgatting life, students and hustlers, you prepare for the headache of chasinv afyer them for rent ,you are lucky if you always get the rent on time and consistently, whereas the 2 or 3 bedroom is mostlh a family ,and thenparents often have a steady invome and make sure rhey provide shelter for rheir kids/family and tend to pay theie rent and gibes you a better assurance of your rental income as opposed to bedsitter hustlers.....

Mr.Justus and Enes, kindly practice what you preach. It’s been a lot of back and forth between you all and me but upto date you haven’t remitted money you collected from tenants. To everyone out there, please do your DD before committing to Umoja Magharibi. One day justice will prevail. Don’t take advantage of your clients like this!! It’s a shame to say the least.

Good question which no one asks before they build a concrete structure. How many Indians in Kenya have rental flats in eastlands?. None. ROI is key.

@valuablebrandske banks don't work on projected income. even on proven monthly rental, they only use 50% of that towards affordability.. imagine having 10 properties with 10 bonds, rates levies , maintenance etc and 3 of your tenants default on average 3 times a year.. that would make this a no win investment and you a very high risk customer.. then factor in the interest rate hikes over the past year and wala, it's curtains for u..

Well, not true anymore. Property in SA is at 5% growth pa for the last 15 years. So, with this calculation, you will only be elligible to leverage your FIRST new property in 3years. Sorry for you!!!

Lets not forget if this plan doesn't work like if the market dies down, which it will. If you're sitting with vacant properties and cant pay your ridiculous payments because you went and created multi million rand debt that you can't afford the bank will take THEIR homes back. That's right, THEIR home. until you made that last payment 20-30 years later, i don't want to hear you calling that property yours. It's delusion. Let's see what happens if you miss a few payments. Debt is dumb. People always assume everything is going to go up. Even then they don't consider areas that will go downhill. This is all just huge life threatening depressing debt. Imagine if you get repo'd and they take your homes and you still have to pay shortfall for 15 years even though you dont have the homes anymore. That's a reality.

I did my bedsitters in Kisumu at 90K per unit from start to finish. using stone.. 300k is three units and and you still have some change... your bedseaters are expensive.... rental income is 4500 per unit and they all have tenants.

Nowadays being a landlord with one or even two small properties is a waste of your time and resources, too much stress and work for the return, unless your strategy is to park capital long term. Nowadays you can get exposure to property market through ETFs, with no drama of vetting tenants. Even so, there are better investments than property ETFs. This strategy is not as effective as it once used to be. The risk they don't tell you is, your tenant might fail to pay rent, it can be costly to evict, even taking months, during that time if you also fail to make bond 3 months, you risk losing the property.

Hello. This depends on your needs and the value of the property on sale. For instance, if the flat already has tenants and with ready monthly revenues, its value is high since you can even use it as collateral to acquire to take a loan for the same. And the monthly cashflows can pay it. However, buying an already built flat comes with its own liabilities such as lack of flexibility in terms of making changes on the building among others.
