Great comparison, oddly enough the difference between cost of living when renting is pretty much the same vs that huge difference with the houses. Looking at Mckinney, but would do Denton if we found a better deal.

It’s crazy when you say “now is the time while in phase 1 to buy”. I looked at the 6011 plan by tradition homes which starts at $984,900 plus lot premium. That price is crazy to me 😮

@@Vybez_Dr prices are crazy! And they will continue to go up…especially in Celina. That’s why you want to get in early IF that’s where you want to live. Every new phase comes with an increase

It is more expensive that I expected but still not California prices. My guess is that a lot of people are moving to TX and they're driving up the prices like in other states.

Possibly. However, location location location. Frisco, Prosper, and Celina are more affluent cities and the prices reflect that. You can get the same house from the same builder more northwest of Dallas for less. Go further north and it’s even less but then you start losing conveniences. Thanks for watching! Are you in Texas?

I hear you! I have a client that just moved here from CA. His home sold for over $725k and was only 1000 sq ft. and in his words it wasn't in the best neighborhood. There are a lot of really really nice homes for under $500,000 here in North TX. As with any state, location dictates price. Hard to find a brand new home in CA with everything this one has for that price in a city that is comparable to Celina and Prosper.

Lending isn't my lane but probably in the range of $250,000-$300,000 a year. Affordability and budget are two different things though. What I like about these communities is there are houses in different price ranges.

It really is growing fast. It seems there's always road construction somewhere! There are a lot of new apartments in Denton too. Having two major universities likely contributes to a lot of the growth. That and it's more affordable than Dallas or even Flower Mound.
