I have not seen one house that I liked in Texas. All the bedrooms after the master bedroom are little matchbox rooms. The walk in closets in the rooms are a joke. So sick of these homes in Texas. when it comes to buying the homes are so expensive.

@@MeganSellsNewHomesDFW This my choice, opinion and preference as to what I like. I don’t need anyone to tell me where i should be living. I didn’t say I don’t like Texas. I said I don’t like the houses they keep building. They should build what buyers like, and more houses will be sold. They are going by what is cheaper for them, or what is easier…seems like. While they take so much money from aesthetic stuff, and don’t focus on what really is important. They put emphasis on space where it is not needed, and where space is needed they take that away.

Pros: you get a ton of extra upgrades and custom/designer touches, usually at a discounted price - compared to paying retail for the base plan plus all upgrades. Cons: models are built SUPER fast, and the warranty is prorated. So if you’re buying a 2 year old model, you don’t get the 1 and 2 year warranties on workmanship, materials, and major mechanicals, and you only get whatever is left on the structural warranty. The home has seen heavy traffic, but not necessarily heavy use. Good topic for a future video!

I’m a transplant from Wyoming living in Fort Worth, but I’ve become friends with a number of Californians. Several have gone back home, and I agree with their reasons. Summers are miserable, and there’s no public land and only two national parks located way out in west tex. Traffic in Austin and DFW is terrible and the state refuses to build public transit. Just endless highway expansions. Most housing that’s affordable comes with a 1-2 hour commute. Texas brought me my wife and has delicious brisket, but I can’t wait to move back home.

I feel you, the heat and traffic suck and it’s hard to find good places to hike and enjoy nature. I’ve managed to find a few favorite places, but nothing beats a hike in the mountains!

What if you're contracted but the product does not meet your expectations? (sloppy work, cutting corners) Any way out without losing the earnest?

The first line of defense is to bring up your concerns to the on-site team. Keep in mind that it’s common for there to be mistakes and sloppy work that gets called out and corrected during the inspection and punch process. If you’re still unhappy with the way things are being handled after giving the team a chance to explain and correct the issues, you can ask to speak with management. They’ll be the ones who make the final call on whether or not the situation merits an earnest deposit refund.

@MeganSellsNewHomesDFW the back patio bricks looks slanted ( not leveled) and there are two outlets. one at around 2 ft and the other one above it at 5 ft and they didnt even put them in line with each other... its like theyre going out of their way to just finish before the holidays...

It really depends on what you’re comparing it to! I always say to look at the total cash-to-close and the monthly payment, not just the purchase price. At the end of the day, the first two are what you’re really going to feel, and if the builder is helping with closing costs or a lower interest rate, the effect on your wallet might be similar.

It seems like most of the new construction around DFW is in a community that requires joining an HOA. Are there any areas that have new home construction without the HOA?

I’ve heard of a community with 1 acre lots in Nevada, TX that doesn’t have an HOA, but it’s pretty hard to find in general. I haven’t encountered any yet on my side of the metroplex.

Good question! They usually have a little extra in their back pocket that they know they’re allowed to use if they need it to make a deal happen, but if someone wants to negotiate outside of the discretionary amount, they need to get their sales manager to approve it. In a strong seller’s market, a sales person can put their foot down and say they’re not going to go over the offered incentive, because they’re selling enough homes without discounting further.

The schools for Anna Ranch all have pretty average ratings at the moment (6/10), but I anticipate those to go up now that they’ve switched over to a 4 day school week. More staff applicants means they can pick the best candidates, and test scores and attendance tend to go up as well. I know a few parents in the area who are super happy with Judith Harlow Elementary!

I used to work in the neighboring community of Meadow Run as a builder rep, and I very rarely smelled the landfill. When there’s low barometric pressure (like before a rain), you can smell it when you’re outside, but it wouldn’t stop me personally from living over there. It’s a still a very popular area, especially for the lower priced homes in Melissa ISD.

You’re at least 100k off not including land costs, but like most things the main determinant of price isn’t the cost to build but supply and demand. It’s still way cheaper to buy a home in an area like this than anything closer in to the city. You’re not wrong about piss bottles being a common sight on new construction job sites though 😂

@@kurthealy9508you can still change jobs under the right conditions! Lenders look at factors like if it’s in the same field, and if it’s a similar salary. You can usually go ahead and get a pre-approval if you have an offer letter with the salary listed. If your job is newly commission-based or you don’t have a new job lined up yet, yes you should probably rent first.

Long time Texan. Solid video. I once stayed at the Disneyland Hotel in Anaheim and a mosquito landed on my arm. I laughed. It was cute compared to what we have in Texas. The first day was wonderful. I was on a ride and pointed to some mountains. The locals said you could not normally see those mountains. Then everything changed. The air turned dingy and smelled so bad it made me feel ill. Take it from a guy that grew up in Deer Park, TX with all of the petrochemical plants, the air in Anaheim was way worse. I guess the mountains trap the air out there. So all is not rosy in California in some places.

@@tjhudson3399 I love it here! It’s close to a major toll-free highway, the homes are affordable, and it’s not that far to drive to stuff when I want to leave the house. Our property values have gone up super quickly too, since the area is so fast growing. It’s fun to watch all the new development coming in

Hello, just found your channel and been watching all your videos! I had my eye on McKinney so bad because I love the downtown area, reminds me of a Hallmark channel. Now you are convincing me to look into Melissa and Anna. School district is. HUGE plus for me since I have little ones in elementary schools. McKinney is way out my budget, but I would like to be in an areas where I’m not driving 10 minutes for a Walmart. Can you tell me how is the diversity for these both towns? Thanks!
