The Sonoran State legislature was only supposed to approve a 100% increase in tax, or a doubling of the tax. How is this being translated in Penasco to 600% to 1000% increase in taxes? Something doesn't seem right here. The local politicians are laughing all the way to the bank.... Someone needs to bring this to the attention of the Sonoran State Legistatures.

Yeah, unfortunately a surprise to all. It appears from my communication with clients/owners that those impacted the most from the increase on ocean front. My personal property tax at San Clemente in mirador only rose by 100 pesos, owners in 4th row at playa encanto, no major increase. My LAS PALOMAs unit on sandy beach went from 200 to 8500 pesos. or 425 US dollars. at a 20/1 exchange rate.

Maybe a dumb question, but when someone is interested in purchasing a condo, is there a way to see a “rental record” of the place to see if it has the capacity to generate sufficient return on investment? As you know, here in the states real estate values are falling in many places. How is this affecting the RP market?

Yes we can pull a rental history during the inspection period once a offer has been accepted. If we don’t like what we see we can cancel contract. But remember some units don’t have history, various factors play into ROI calculation. Good question for next topic.

U r right. Deep sea fishing nest fishing around. El Pinacate preservation are tours - nasa trained astronauts there in late 60s, water sports, annual triathlon, annual beach volley volley ball tournaments, annual gulf tournaments and of course enjoying the beach life with family.
