with new launches selling out so fast on the first day, i agree with you guys that it will also indirectly push up property prices in the landed segment. We started off this year with listings that are available in the 3.2m -> 3.5m, now its 3.8m. I am sure after Q1 of 2025, most landed will be priced 4m and up.

the barriers of entry are different. candidly i could buy a labubu and appreciate and trade it off. both appreciates as long as u can time ur exit. faster or slower truly depends on what u pick down to the tee. some landeds appreciate v fast whilst some condos even EC had a lift since 2020.. ❤️

truly depends on which area is it. rental market is not as strong this year. there are sufficient options out there . typical landed tenants include foreign familieis who prefer space or local families who wanna stay near their childrens' school or awaiting their new builts but have sold their places.

Thanks for the feedback! We’re exploring to get a 2nd landed for investment. Heard a lot about the pros n potential (capital appreciation), of this asset class, but would love to see a podcast to hear some negative bias/even naysayers on landed properties, Jus to be on the cautious side. Our personal view is IT as a preferred investment property due to its entry level status & Lower quantum$ for prospective future buyers. 😂

There will not be a perfect home but (assuming time is not of the essence), viewing more houses will help you filter out the requirements you initially thought were important for the house but is not and vice versa. e.g. some buyers thought roof terrace nice, but after viewing 1 on a rainy day 😅

Thank you guys for sharing such an important informations. We have recently bought our landed property and we have discovered there is a major leakage from the next door neighbour. We were not informed about this leakage until we realise it after the completion. Our renovation has started right after we got our key, the leakage property is current tenanted and the owner is neglected to deal with problem. We have get PUB to check the leakage and confirm the leakage is from the neighbour. The neighbour is neglecting this issue and our renovation progress has stuck. Do you guys face this issue before and any suggestion to resolve the issue?

i guess its a buyer beware situation and thus there is a likelihood the neighbour can basically ignore. u can try to bring it up to them if all fails manage it on ur end.

Good episode 👍 a major concern for an upgrader into the landed segment is whether we should buy or sell first as we may not find something suitable within our budget. I took the risk of buying first, and paid 3% option fee for 6 months extension. Is there a limit to this extension?
I got married late last year and my very first house is landed and not from parents gift! although i missed out from those trade up gains

Not sure if the maths makes sense, given that Singapore grants citizenship as a family unit, the 3K buyers might well be 1K, considering spouse and child also granted citizenship with the breadwinner/ landed potential buyer 16:30

its a logical thought as well. though we truly didnt factor the current pool of local buyers. so that shld also be counted as potentials. actually even if there were more buyers if less people sell its also not going to help in the volumes. thus dd and ss should determine the markets. we only covered dd side.

Local buyers with windfall from HDB gains probably will form the bulk of purchase. Overarching argument that there will be demand still holds 😉

I feel with all the cooling measures like ABSD, SSD, MSR, TDSR etc…landed owners’ holding power is damn strong or strengthened in the last 5-10 yrs. Harvey is right, any dip say 5-10% in landed price wouldn’t force most to sell at cheap. 😂

Landed properties are generally for wealthier people. So, they are business owners and/or very high income earners of more than S$500K p.a. Thus, house value of above S$5m is not a problem, especially, if you are talking about 5,10,15 years’ time! Just look back 10,15 years ago, S$2.5m to S$3m was considered a huge sum. It’s no longer the case today…

Two years ago I brought my girl to take her passport photo cos I was too lazy to take on my own. It was $12.50 for both soft and hardcopy and I was telling the person walao, why sooo expensive de!!! Yesterday I brought my ah boy to take his passport and the person told me it's now $17.50 and I again exclaimed: walao, why now even more expensive! Why more and more expensive de leh! In the end I bo bian I still take cos I dun want the trouble of taking it myself. The conclusion is things will only get more and more expensive! Walao eeerrhhhh!😢😢😢

I wanted to trade up but my house fengshui is so good, bless all the children and our whole family that we dun dare to sell. If sell and buy but end up with a house the fengshui no good how ...in the end, we have another condo and we still keep our bto. Then we have many other investments too to diversify.😂

@@birdyfish5754 employed Master to see only after I purchased and he said that it旺孩子和出状元喔!at first we thought it's just a joke but in the end my eldest got a prestigious scholarship from govt and the other three are smart kids wor. It's a very peaceful neighbourhood and it's a road leading to a Cul de sac and the road is very wide and neighbours are quiet and keep to themselves. We will do A and A in 2 yrs time. Now three storeys, want to add on one storey, extend out the balconies, fix solar panels etc. Cannot sell if not will kena ABSD de...

Hi, for a newly built terrace house by a developer, as a buyer, how can they validate the Annual value for which the developer is paying their current property tax? can the buyer still seek a revision to the AV with the authority after purchasing and taking over the house from the developer, assuming there's little rental transaction in the neighbourhood and this is the only newly rebuilt terrace house?

during construction , tax may be levied based on a % of AV of the land. the other questions are best left to be advised by the authorities. and other details of the deal best left to be obtained thru the agent / developer who u purchased from. thanks

As a buyer I never get answers from bankers…instead they ask me back what price the seller is asking for 🤦🏻♂️ for freehold landed they will say there shouldn’t be any problem…without knowing details

Maybe should look at the number of landed houses available in each district rather than just looking at absolute figures. E.g. 20% of Singapore population residing in the west but number of landed houses only about 10% of District 19. This could means the % of sales for some district e.g. 23 could be performing better than district 19 based on the number of landed there as there is more upgrader in future with the 2nd CBD transformation. Again back to demand and supply by district perhaps

hi aura. great point but such level of details are a little macro cos landed also is determined namely by who is selling . inventory is tightly held and in a recent article, it states close to 51.5% surveyed held between 10 to 20 yrs. ie. what is transacted today or in the last few years , statistically speaking, more than half may not reappear in market in a decade. volumes i agree are quite non consequential but in a flipside maybe owners say wana hold for 2nd CBD transformation and then are not sold. so realistically we can project current trends and profile of buyers to make a logical assessment but the final.choice of where and who transacts is determined by supply and demand.

D5 landed around west coast gardens/Ayer Rajah market is worth a good look! And this is for the next 10-15 years. Tanglin secondary is removed; replaced with underground MRT plus nearby Sers enbloc (8 hdb blocks)….who knows what Govt is building there (personal guess is at least a mega mall/transport interchange etc)..This area of D5 has missed out major infrastructure developments over the years; after the next GE, something big should happened 😊

what you mean is variation from normal parameters which applies only if its one or more of the following criterias. of course case by case basis. if we were to state the special cases perhaps our viewers may be misguided www.ura.gov.sg/Corporate/Guidelines/Development-Control/Residential/Bungalows/Plot-Size-Width short of which the minimum plot size applies.
