41:02 inflation doesn't make rents to go up, demand does. Inflation actually does opposite as it constricts purchasing power of people who not able to afford rents anymore and start packing up and rooming up to save on rent.

If you put 3% down for your primary residence, your payment will be as high as your rental income. Keep in mind that when you refinance, the bank will keep the 20% down, and your chance to purchase a second property with your appreciation goes down the toilet. if I am wrong, please correct me; thanks.
