Great video. No lies told here. The down side is how fast the area has grown. Queen Creek & San Tan Valley area use to be a great place for people buying their starter home. Not anymore with the base home costing mid 400's to low 500's.

@@LivinginQueenCreekArizona The Toll Brothers have a sign up, but the phone number are more a official thing, but the Toll Brother have the Walls built, and supplies for construction there. It's a great location, surrounded on 3 side by hills and mountains, inside the San Tan Mountain Regional Park. It's like a secret project now, did find some News reports, that are a couple of years old, but not a lot of info, i Assume, houses will start to built in a year. Anything you can find out, would be nice to get an answer. We're thinking of moving to AZ, since the kids are there, of course. Thanks

thank you for the update. However, for me, I’m so sick and tired of these chain shops. Dentist, vet, pizza place , cookie place repeat. I really wish they would actually put in some nice restaurants some mom and Pop shops and an actual real freestanding bakery. so frustrating.

Not sure why you keep commenting on this - it's nothing new. Young folks get a cheaper and nice house farther away from the congestion. I don't see a problem with it.

Search for amortization calculator that helps doing a little estimate math. One important part is zoning in the metro. You can be so far away, but nothing will move out there. The area of circle increases as the radius increases, and it is not linear. 10-20 years ago, 20 miles get you an area of 1256 sq-miles, now 40 miles get you 5024 sq-miles. Different huh? What can we fit in a bigger pie without sustainable resources? Why trying to break even the cost of monthly renting to the mortgage that eaten by intertest 85%-90%? On top of that, cost of resources such as time (invaluable), gas, car maintenance, insurance, etc. Those are around $500-$700 per month per person, can't account for time value. Not every decent paid job is WFM. Doesn't have to be rich but if someone find themself financially stable, then the game now is BEING PATIENT, and stop listening to these misleading realtors. $450k in today market in middle of nowhere is not affordable. It is an unnecessary luxury. Literally lenders now will lend money to any borrower with a credit history, not necessarily good history, as long as they make enough money to cover the payment. It can be anywhere 60-80% of after-tax money. For example, I'm being generous, 2 persons working, median household income of 100k per year, $450k home without taxes, got approved for $3k/month mortgage, with $100k+ down payment, that is 60-70% of household take home money. Add just the transportation expenses, HOA, home expenses, and no meat will be left. If typical folks are working hourly, they better ask for overtime and work at least 60 hours per week. No time to learn new knowledge and advancement. Lending process is really easy, they want the down payment, after that, don't care. Foreclosure will take care if the new owner can't make payment. You are correct that cheaper and nicer house further away, but $450k+ without taxes, home inspection, legal expenses, that's not cheap in today market. Getting into that trap will make people house poor. Look at the promotions that they are running? They just keep extending for months and months. How about "low" mortgage rate from their lenders? Man, do the math, they are just advertising to fool people. Get the real quote and we will see the real "deal" here. Those company are packing up everything and will just leave people behind in minutes with everything empty. On top of that, with the power of IOT, most information found online tend to be misleading people. Today they said one thing, tomorrow it means very different.

Not everybody has 120k+ laying around and good source of incomes. All the money paying to mortgage now will be eaten by interest anyway. The rewards are maybe able to afford 2 houses or a nice house on a big land in near future. Where does your daughter live? When did she buy? and at what cost? What is your background that makes you say the obvious problem in the country is not a problem to you?

My background is buying way out in the suburbs and getting a job near my home or driving a considerable distance to my job. I bought and sold enough homes and especially one in Las Vegas NV that brought huge equity. Lucky enough to sell it in an upswing and with all the other equity from house after house doing well (or breaking even), I paid cash for my last house. My daughter lives in a suburb far from the bustling city and loves it. She works from home and her husband works in the area. So no adverse cost to them for buying in this area. They got a steal for their brand new house in 2020, 3br/2bath with a nice yard for $220k. Their mortgage is about half of what they could rent a similar house for now. It's in a type of neighborhood and builder that John Ferrin @LivinginQueenCreekArizona shows on his channel. You sound like you have put a lot of thought into your posts along with good calculations, Dan. If you don't have a KZbin channel perhaps you should consider it. It would give people food for thought. But please keep in mind, these cheaper cookie cutter homes in far-flung locations do work out for many people and families. A lot of times they are stepping stones to bigger and/or better homes in different locations.

Just for info. Don’t know if you or any other inspector does this. I got relation that was a building inspector for two townships. He would not do rough in inspection until electric and plumbing was done. Reason, you can’t put up drywall anyway until that is done, and Main reason, electricians & plumbers are wood butchers and those inspectors didn’t give a crap about anything else but what they do. He learned this about 2 months into his job when he was just driving by and stopped to say hi to the builder when he knew his rough in inspection was done, but electrician & plumber butchered so much and if he would not have stopped the dry wallers were almost starting. From then on he was last inspector in before drywall. Another example, at least in our state, if three years is all down the road something happens structural they can’t come back on the inspection or township, (which I personally feel is not right, they approved it). So my relation cut all other inspections off at the pass to make sure his job was done RIGHT!!!

Hey, thanks for the comment. Just to clarify, I am not an inspector, Im a REALTOR® and I always recommend doing the inspection just prior to the drywall going up. Why would anyone be so ignorant to purchase one of those homes now? They are so overpriced. Just wait till the bubble pops as it's in progress currently. Last bubble this area was most effected. Prices dropped from 265k down to 50k for the same size home as these. If you wait you'll be like a kid in a candy store. If you buy now more than likely you'll be doing a short sale in a couple of years.

Overpriced? Maybe from what we were accustomed to prior to Covid but in todays environment, these are vey affordably priced. And, you cant compare today to 2009....Back then there were WAY too many homes available and the demand just wasn't there. Also, if you had a pulse, you could get a mortgage and appraisers were literally just driving by without stoping. None of that is true today. There is a housing shortage. There is more demand than there is inventory, lender practices have been majorly reformed, and appraiser are actually having to work to earn a paycheck. Their promotions have been extended months after months, years after years. They are trying to fool people with "1-2-3% low interest" but 6.5-7% APR. Once someone is trapped in the contract, live and hate the house or lose deposit / earnest money.

They will take maybe another 4 years if not longer to complete the project, that about 7-9 years, not what you are saying is 3-4 years. Pay attention and put a little thought in, people will see nothing makes sense. How does that harm people? Little random calculator, about 85% - 90% paid to mortgage will just be eaten by interest. My family, both working with decent incomes, rent as cheap as we could, while maintain a comfortable lifestyle, save, and grow all the money. IMO, houses cannot be any more expensive than now in the next few years, we will just pay off a house elsewhere with a big land, start growing a business or if things really fall, we can have 2 nice houses at good location, cash.

They marked up the price too much. Buy it "CHEAP" then get stuck in the middle of nowhere or you will hate yourself spending 3+ hours in the car every day. Buy now and get f later. They barely sold houses this year. There are no actual buyers and only few have some money are buying and they ran out patience.

All well and good BUT a much more important thing to take place either the same day or day after....a Phase 2 (Pre Drywall) inspection by an independent Real Estate Inspector employed by the Buyer. That same inspector should have also performed a Phase 1 (Pre-Pour) inspection a few days before the foundation was scheduled to be poured. Every Realtor should advise and require their clients to contract for these services as well as the Final inspection and 11 month Warranty inspection.

I always recommend a pre drywall inspection with a certified home inspector a few days before the frame walk so that anything he finds can be addressed with the builder during the frame walk. I also always recommend an 11 month home inspection. Thanks for watching!

Starting at 400k then maybe another 30-50k in options, close to 3k+ a month, with 100k+ down and yes, "everyone" is in a middle of nowhere but still under the control of HOA, so beside sitting on the couch watching TV in the "dream house", "everyone" can't do shit. The closest Costco is about 25min, the street is crazy busy since there is no freeway access. Then if "everyone" has the job around Phoenix, then the commute is 50min+ without traffic under the heat of AZ. Home builders have been claiming the Covic increases materials cost. We have been well over Covic, how has the supply chain been? Guess that they are offering every of these deal incentives, which keep saying like "hurry, end May 30th, June 30th" then what they're doing is extending the "deal", now deals last until July 30th guys, what after that? August 30th, Sep 30th? My bias opinion is that they are just fooling some people to make purchase and hopefully keep the price for a bit longer which is very profitable for them until they get caught up and find another way to trick people.

Friends of mine had scary HOA stories. They are soooo scary! #Embezzling One of my friend's had 6000.$ of fines and was running for his financial life. During that time there was a lawsuit up against the HOA and the lawsuit uncover massive amounts of embezzling. Well my friend was moving the head HOA member committed suicide because the lawsuit was going Federal. The desk lady alone got caught embezzling $60,000 alone..... There is no good to HOA
