Interior Designer here. I COMPLETELY DISAGREE on #1 & #2. Trends are showing people moving away from open floor plan. Perhaps a modified version with some open exposure to maximize views, but people are wanting more private spaces, especially after Covid and many ppl working from home now. Color forecasting has wood tones coming back. Gray and white kitchens are out. Again, the psychology behind this lies in the changing dynamics of home and work life structures following covid. People are "nesting" more and getting away from the sterile color palettes of the past decade. Expect to see more color in the coming years. I just completed 2 large modern custom homes, both with wood cabinets and wood T&G ceil details. Electrical upgrade is a definite. Consider solar options as well as a whole house emergency generator when upgrading electrical.
