Leading up to the reservation, you can check online if King Bed rooms are available or not so you already know at check in. Also, you can just ask the guest service rep at the hotel over the phone. Just ask how many rooms are available and they will normally give this info away.

Yes, all you need is good personal credit! My best advice is go for the 0% business cards first to use for down payments. American express is not inquiry sensitive so get those cards later for paying contractors and payoff amex right away. This way you can stack rewards while also getting the benefit of 0% cards for down payments.

The chase ink preferred card gives 3x on office supply stores! I figured out also that most title companies are coded under this category for payment processing. This is a home run because it more than completely offsets the 2.9% plastiq fee. The travel return on investment with this strategy is wild and the plastiq fee is tax deductable!

The only way to get lounge access is with the lounge pass after 40 nights or you pay for a lounge access room! Even if you get upgraded to a lounge access room and will cross the 40 night mark during your stay, you will be denied access! I found out the hard way... luckily I have the lounge pass after these two stays

Great content. I am watching alot of your video. thank you so much for the realistic content. quick question. After you get the loan from the hard money lender like Kiavi how do you go back and ask for the rehab reimburse? do you put on the original application that it will be a rehab?

The surprising thing is that Kiavi will walk you through the process. They're ok with working with first time flippers and it's OK to tell them you don't know how to do something. They literally sent me a template to create my company operating agreement required by georgia. This was a good question you had! The only reason I didn't get into that topic yet is I don't want to scare beginners from just getting started!

There is a excel sheet they give you to request the amounts for each project category based on completion. You combine this with having contractors sign lien waivers saying they got paid, take photos with kiavi's third party app. Once all Info is processed, they will send a wire transfer to your biz bank account! It's tedious, but it's the only way for first time flippers. Once you get a portfolio going, you can branch out to other lenders to avoid the lien waivers & receipts and just take photos!
