Thanks for the video! Does the title gets transferred at closing or after you paid the VTB? Also while you pay the VTB, seller still got a mortgage to pay. Do they keep their name on their mortgage since you're not inheriting it?

seller pays out their own mortgage and gives buyer a mortgage out of their available equity. eg. they have a 500k mtg and sell for 1 million. crudly, they could lend 500K as a vtb (less fees and transaction costs)

Not in Canada at least. We dumped all of out canadian real estate. Game is over. Now it's just garbage. Sellers are losing tons of money. People can't renew their mortgage. The government has screwed up everybody.

Yeah, your marketing program is a real nuisance to those of us who only land in Florida, these people are constantly telemarketing, and other intrusive and untimely, ways to badger, unsuspecting homeowners, who don’t know the value of their own property into selling dirt cheap.

I'm a real estate investor from Yarmouth, NS I joined Keyspire in 2019, the Fearless Ignited in 2019 and then Wealth Genius in May 2023 I used to watch Andrew's podcast and then came across REI Hotseat a few weeks ago. I love hearing you guys talk about different deals that you have or that you're looking at ! We've only bought one single family home in 2020, but have turned that into a triplex, with us living in one unit. We joined WG to start exploring multi family and also I have some land here in NS to develop !

My hometown …. It’s actually across from the fairgrounds and the old Kellogg building is a little bit further east. But it’s all in the same basket and at the Kellogg’s site there are new entertainment options and it will also be the site of Canada’s first Hard Rock Cafe hotel already under construction.

We are fortunate enough to own a house in Trinity Bellwoods in Toronto. Our neighbour wants to sell their house and it is in really bad shape. So, we have been running numbers on the back of a napkin and we can't figure out how to make our 2-houses demo into a missing middle project and cashflow (12-14 units x 2-bedroom). Our street qualifies for a 6-story vertical and it really doesn't make sense that the potential rents cannot cover the costs, especially since we have almost all equity. I think the problem is a new build at $400/sq ft will not cash flow with the current interest rates of 6% *conservatively. Maybe Hamilton works but Toronto is slipping away from positive cashflow potential.

you've identified the issue very well here. the new construction portion is a killer. I think there's room for it to be done for less than $400/sq ft. how deeply have you looked into that pricing? what all is built into that? just construction hard costs on the building or other costs as well?

If not for regulation your company could not exist because someone who started 40 years ago would have monopolized the industry. If not for taxation the public roads you use to get to customers would not exist. The public services that allow people to not live in fear wouldn't exist. The "free market" is built on years and years of regulation and billions and billions of dollars of taxation.

I loved the way you present creative approaches to making deals work. Pics would have been great to see. Idea for another podcast -- Would you have any insight into building the "missing middle" in the GTA , e.g. as codes are changing, how can that valuable single family home / approved lot size be converted into a tri or 4 plex? Seems better value to convert to a multi-unit than having 3-4 young adult buy 4 shoe-box condos with fees that prohibit any principle melt down... Expensive, yes, but renting anywhere is also expensive so how do 20somethings get started, with soon to retire parents help? Sure the FHBP is only 40k but every bit helps.
