Hi! A perc test measure the absorption rate of the soil. Land needs to pass a perc test to be buildable

This might be good for a new family to move in to and fix up over time. So providing that the 364 is well below market it might be worth it. Who ever buys this is going to have a legal battle with the current resident. So it comes back to how below market are they asking?

That does happen. Not in all areas. I haven't heard of this happening in my market.

Sorry, but no chance. Too much demand for housing to have any kind of big drop off. With interest rates dropping, demand will only go up.

@@mikeriches-realtor9443 I suggest you watch Reventure Consulting, he uses data to determine the housing market. My favorite is very simple, looking at the average income of the town or city to determine house prices. Everything is way over priced based on income ratios, which means it's unsustainable. Crash is unavoidable at this point, it's just a matter of when.

Rates may go down a bit but not much anymore for a long time. That will cause the assets prices to go down... probably in 2 years or so they will be as they were before covid, so save your money to have that 20% down when the time is right.

@@mikeriches-realtor9443 folks that's underwater rn will resist till they are close to a bankruptcy so they give up and lower their assets prices. Boomers are going to be the last ones doing so.
