The rental market in Parrish seems to be slow... Looking at Zillow and a lot of houses are listed for rent... How can we guarantee the investment house has stable rent?

@ Most likely not but houses do settle. This is common in my experience especially if drywall done pre storm. Storms put pressure on trusses.

Hi Robert. Thanks for the video. For the quick move-ins you showed that were in progress, I assume they are being built with tile and carpet floors and regular windows. If so and purchasing early enough in a quick move in build, are you able to request LVP floors and impact windows with the price being adjusted up a as needed but still leveraging incentives? I know Neal included these two key features in some of their quick move-ins in NRR and Canoe Creek. Thank you.

Probably will be looking around 400k price point but noticing they’re kinda small as a move in ready new construction. Need at least 1800-1900 sqft.

In the event that there is damage to your home that was preventable by installing the shutters but you did not, it’s possible insurance companies won’t approve your claim.

@@coralpetals I think this comes with experience. Like if a couple shingles blow off or something like that having shutters up is not going to help. But if you fall off a ladder while putting up shutters or taking them down, that could be worse than storm damage. But after going through many of these, it’s like kung fu. You learn how to stick and move overtime and you overprepared in so many storms that are worse than this and nothing happens.. There’s also a lot of physics and logic involved.

@@lolabello I never see snakes at all… I see them more in Sarasota and Bradenton to be honest. I’m sure they are around as certain communities I hear from time to time, but I’ve never heard of anyone really seeing them in North River Ranch. I know Mocassin Wallow is at known for water moccasins. Just my experience I’ve never really had much of an issue encountering them. It’s definitely not common.

Great information here! But, this video did NOT age well. Severe flooding in Parrish in early August, even in new construction communities (mostly in LWR / Star Farms, River Club, etc.) with the massive Hurricane/Tropical Storm Debby (20+ inches of rain). Flooded out the homes of people who've lived here for years around Parrish...and many are blaming the developers of some of these communities like Salt Meadows. Saying they did not design well for prevention of flooding land & homes surrounding the development (s). Even people in Flood Zone X got flooded. Just something for people to understand now since Debby happened. Pressure is being applied to the county commissioners to address this before more development happens (hopefully). Definitely check your flood zone before you buy!

Please share the source of the info on the "Main Street" concept you referenced in Parrish on 301 (near 62 intersection)? We've heard rumors of this for years, but not sure what/where/when it will be... would love to know! I had read that the location you referenced would be a storage facility (adjacent to the Parrish Town Center?)

they sell in an area claimed to NEVER flood... until developments like this townhome development pop up, past two years, Sarasota and Lakewood Ranch Florida have both experienced UNPRECEDENTED flooding from all the concrete.. this area of Lakewood Ranch is not as promising as it is represented.

Been thinking about this move for a couple of years after visiting family who have lived there for over 20 years. it has gotten so crowded even the expansions of the roads does not help the amount of traffic and that’s even in the off-season. I don’t know how it can be sustained. It is a beautiful area. I see the attraction and hopefully these homes become available to the younger generation who is struggling to actually buy a home. Thanks for all the updates in the community Robert! We started looking at moving closer to family in Lakewood Ranch but the prices were quite high in the immediate area. Stumbled upon your videos through the KZbin algorithm and loved the community vibe so we toured it. Needless to say we loved it and the future roadmap of the community and are now moving in next week.
