when a corporation comes in and buys the mobile home park from a mom and pop they will definitely raise the lot rent,and they will keep raising the lot rent year after year,sometimes they do improvements,sometimes they don't.If you put your mobile home in a corporate owned park,you will pay thousands of dollars for a strip of land that you will never own.If you are going to buy a mobile home,go out in a rural area in your county and find an acre tract that you can buy instead.You will find hundreds of abandoned mobile homes that already have water,electricity and a septic system.Go to the tax office in that county and they will tell you who the owner is,contact the owner,you just might be able to buy it dirt cheap.Mobile home movers will haul away the old mobile home for free if you hire them to move the new one in.Hope this helps.

Or? The floor rot could be do to flooding? Remeber folks decking is rotten too! I use to live in a mobile home mine was 22,000. Single wide in a half. If they sell the park. You would have to have it , moved. It isn't cheap. Or? If they go up on your lot rent. Basically just do your do diligence. ( Research the situation ) ask questions. Ask them are they selling any time soon? Is it a flood zone, get stuff in writing, and after your questions are satisfied then I would say go for it.

They use osb plywood , which is just chipped wood glued together so any dampness under the trailer would cause the floors to rot!

Looks similar to one I had. OSB flooring. Odds are the sewer backed up through the toilet. Same as what happened to mine.
