For sale by owner. Hire a title company to do the paperwork. Some of the nastiest people I’ve dealt with were realtors. One let people squat in my house and another barged into my home while my son was sick. I’ll never use one again, in the age of Redfin and the rest it’s simply an unnecessary middleman profession.

Down-payments are typically only 3-5%! Only $500,000 if you’re buying a million dollar plus house 😮

you dont necessarily need to have the money to buy two houses. You need to have a gameplan set up of how you will make money from the home you are moving out of. Like setting up a lease agreement/tenant to be moving in while you are closing on the new house! Similar to a contingency but you’re not actually selling. This will allow your lender to use proposed rental income, this would offset the Debt to income ratios. Allowing you to get another mortgage as your current mortgage would be paid by your tenant!

Not at all! Start with one home- your home. There are first time home buyer programs that don't require a downpayment! Then, save for a downpayment for your second home. You'll rent out the first one, buy an "upgrade" for yourself and go from there!
