I can't wait for the property crash once furlough ends and the stamp duty is over. The estate agents are listing property's at below market value to get people in and then they make sure the houses go to sealed bids to force the prices higher. Greed seen at its best but it won't last forever.

I agree it must stabilise the current capital growth is not sustainable however agents are not listing below market value, some are being valued above and they are still achieving over asking. There is too much demand and not enough supply with a lot of buyers relocating from more expensive areas so seeing our area as much more affordable.

@@nikkihomes8704 I have been to see many houses in Leamington and Warwick and on the ones I like I am putting in the full asking price but this now being rejected on all occasions. I was talking to my niece last week and she is in exactly the same situation, she actually put an offer in for a house near Leamington for £30000 over the asking price on a sealed bid and she was rejected. If you offer 10% over asking and still loose then I think this shows that some houses are listed way under value to get the buyers in to bid. The housing market is almost being run as an Auction site as this is the exact tactic they use to drum up interest in a property. The reason houses are not flooding into the market is because people can now see what's going on and are deciding to step back from the market until things settle. This has all the signs of being another housing bubble where people will loose everything because they have over extended and may find themselves in negative equity for years to come.

Personally I think it's ridiculous, that they charge so much to get into a property. So many fees. I have never see a tenancy fee for under 250. So much greed then the renewal fee. For printing and resigning the same document. You had 6 months ago. If they need to charge a letting fee. Why not add it to the first 6 months rent in instalments. That's more manageable no more than 150.
