@@RescuePlumbing Question - In our basin, we have 3 pipes coming in. 2 are installed high in the basin, the 3rd is only 2" from the bottom. This pipe is fed from our egress/basement door. When it rains, the water fills up in the basin but not enough to trigger the pump, and the egress starts to flood outside the basement door. How can I fix this without having to tear up the basement to raise the pipe?

@@xtiger8025 Installing a zoeller pump in that basin could resolve your problem. Zoeller's float switches come pre installed on the pump. If you do not want to spend the money on a whole zoeller pump just purchase a float switch and attach it to the lowest point possible. They sell pneumatic float switches that are activated by pressure. Try tying it to the bottom that should work.

@@RescuePlumbing BTW - last night we installed a 2" wire loom above the float,, it comes on sooner now, but runs for 4 seconds then stops. Very short cycles, any concerns with burning out the motor/switch?

Great video I'm about ready to have a check valve installed on the outside I'm sure I'll be using the clean check by Rector seal I could not find another manufacturer similar to this that you can expect as easily as you can that clean check is there another one out there just so I can look at it before and make my decision thank you one more thing about the sewer flood control system needing a pump people got realize that during my event is a good possibility that you'll be without power so then you would need a backup generator to be sure the pump is working the system is probably the most foolproof one out there but way too involved thank you for a great video

Your plumbing supply store will have their own maker of the backwater valves. I have purchased back water valves from different plumbing parts suppliers. I have ended up with valves from manufacturers such as ACME, Oatey, and Sioux Chief. The plumbing suppliers do not really push one brand over another. You are correct for a sewer flood control system its good to have a whole house generator so power does not stop to the pump. But for those who have a flood control with no generator, I will tell you. If you lose power you will know when your lights go out in your house, and you will know not to use your sewer. As long as you don't use your sewer you can not flood yourself. I have not had one customer, (knock on wood,) call me to say they have flooded because their was no power to the pump on a sewer flood control I installed. I have installed hundreds of flood controls. Keep on plumbing!

Unfortunately this is apparently not an option for me because all plumbers said they clog/hold waste often leaving the flap slightly opened and hence not protecting against sewage and having to call them to clean every few months. The other option was a shut off valve but they are charging $5k for it 😢.

Hi there, excellent information. I have a question that the video didn't answer. What is the maximum backflow pressure (in terms of psi) can the cleancheck valve handle, and for how long (in terms of hours) can it hold back that pressure?

The Rector Seal Back Water Valve in this video is rated at 75 PSI. As far as hours it would hold that is a good question. I assume at 75 max pressure indefinitely. I have installed several of these in areas where the sewer has backed up and no customer has had a sewer flood yet after installing. You do have to make sure the flapper is good at least once a year or replace it. I Installed a clean check about 4 years ago that the flapper was in really bad condition. They had had several sewer floods but they did'nt flood their basement, Thank God.

My zoeller lasted 14 years. I live in the Midwest, so it only gets used when it rains and a few days after that. I wouldn't call it high usage. I replaced it with another zoeller and have another one for backup just in case.

The switches on this submersible is garbage. When I had french drain installed around five years ago, they installed two of these pumps in opposite corners of the basement. So far the switches have failed at least 3 to 4 times, and every time, the plumber insists the entire pump must be replaced, (and refuses to repair the switch). None of this has been covered under warrenty, and I am 100% fed up with submersible pumps. I had a pedistal pump that lasted 20 years, with no issues.

bought m53 in 2017, the float switch failed flooding the basement in 2022, replaced with another m53 and it just failed again; the float switch again. Total crap!

@@mikeclasenii6567 Look into a piggyback float switch. Look up SJE pumpmaster pump switch 15PMD1WP. This effective bypasses the pumps crappy switch, with a hopefully better switch and this has a 5 year warrenty. Good luck.

just bought a 1/2 hp Zoeller from a Lowe's in Phiadelphia. Home Depot didn't sell them, but I didn't have to go through Ferguson that's for sure. I prefer US supply as a plumber

Yes Ferguson is pretty expensive. We have always only shopped with them for water heaters and pumps. I met with my sales rep and his boss about two weeks ago and they lowered my pricing dramatically on PVC so I will start shopping with them for PVC on my next order. All the supply houses are automating to robots and counterless supply houses. HD supply owned by home depot that used to be Barnett closed the counter and only does deliveries now. I have never heard of US supply they are not out here.

This program was originally designed to help alleviate the financial burden homeowners incur when a sewer repair is required in the public way. The purpose of this program is clear. It is to help home owners. Sorry business owner. We feel for you. We have attempted many times to help business owners with this program but they never qualify. There is nowhere in the ordinance that specifically states commercial properties do not qualify but the creation of this program was geared to help a specific group of people, homeowners. The program specifically states who qualifies.

That’s a pretty strong “trickle”. I’ve been told it’s the build up of pressure that bursts pipes, not freezing water expansion. So dripping faucets gives your pipes several different places for pressure to escape.

When water freezes it expands in a sealed air tight water system. That expansion in a sealed system will create the pressure to burst the pipe open. That's why we run water to open the system to avoid that pressure buildup. The trickle looks like much but its the close up that makes it look more than it is. Also, its an air rator faucet that makes the trickle look more than it is.

You are not the first person to tell me this. I am sorry your switch failed but I install at least 20 a month and I have no customers calling me back to say they have failed. I give a full year warranty parts and labor. Zoeller warranties all pumps for 3 years and the m63 sump they warranty 5 years. In five years I have returned to Ferguson Plumbing supply 4 times all ejector pumps m267's. And it was not the switch something burned the pump out. They refunded my account. They have to have upgraded the switch I have no problems. Zoeller brags about their switch rated at 10,000. How long ago was that pump failure?

We stand corrected. Thank you very much. Roots will grow back always. We have cut down a tree from above ground to stop the roots and they still have life underground. Trees are alive and resilient and they want to live, just like us humans. They want to live in our nutrient rich sewers. Sorry we got to cut you up trees we cant have the poop in our property.

The switch is actually not the problem. The problem is water is leaking into that top part of the pump and frying the switch. That’s why when I buy a new pump. I put silicone around the gasget and cord

I have installed thousands of these myself and have never had a switch go bad on install. After install though I have had a few go bad but very few. I think I return to the supplier maybe 1-2 pumps a year if that. We install 300-500 pumps a year. I thinks that is a good ration.

100% true - and if the switch fails it floods your basement and causes thousands of dollars of issues. This review is just a sales pitch - waste of time watching since to many failures on these things say this guy is wrong.

This assumes your house has a basement. I live on the west coast and a LOT of homes here do not have a basement. Our main shutoff valve is located in our the back yard. I had to use it once when the shower handle broke and was spraying water everywhere.

You are correct California is very different. Chicago is much colder and we have to put the main water line below the frost line that can sometimes be over 5 feet. One of the calls we get the most here in Chicago is people calling in that need help shutting of the water. Once a week I am on Facetime showing someone how to shut of the water to their unit because water is spraying everywhere.

We are in Chicago. We host 11 percent of worlds fresh water supply in the Lake Michigan sytem, so we do not have any water shortage here. Our water reclamation here is much better than dry states like California. I grew up in California and Texas. We were only allowed to flush the toilet on number 2. I remember the crazy high water bills. Water is cheap here but natural gas is crazy expensive to heat our home.

The purpose of this video was to help regular people that do not know how to shut off their water during an emergency leak to shut it off. Believe it or not many people do not even know what a shut off is. Every day here at Rescue Plumbing I have to Facetime customers to show them how to shut off their water because its leaking everywhere. This takes a lot of time. Whenever you would like to collab on a video to help the people I am ready. You obviously know much more than I do.
