Let’s talk about that FIRST step! 🏡 Why is a pre-approval an important first step if you are looking to buy a home? Well…if you are anything like most people, you start dreaming on Zillow & looking at ALL the houses. Then you find yourself awake at 2 AM and can’t sleep & you land on the perfect home! You love the kitchen, the open layout …. you start to imagine your family living there. You can see your kids playing in the backyard! 🌳 So, now what? You call your Realtor to go see 👀 it! The issue? If you aren’t financially approved for the home, your Realtor won’t take you to see it. It would be wasting your time. You can’t write an offer without an approval letter from a qualified licensed lender. (Unless you are paying cash, of course!) So now you are rushing, stressing, doing ALL THE THINGS to get approved for a loan and hoping you don’t miss out on that house. Meanwhile, the other buyers who are looking at that house have already been approved and they have a much better chance of getting the home! So how do you get started? 1. You are going to want to SAVE THIS! 📍 1. Marketing You don’t have the right marketing for the home. High end photography. Video. Lighting. Advertisements. Wording. Social media. It ALL matters. 2. Showing You can’t show the home easily. Tenants. Issues with availability. If a buyer wants to buy your home, they need to be able to see it! 3. Price Pricing a home is so important. If you price too high, you can limit the amount of people who could actually see your home because it’s outside their comfort zone so they will never see it in their search results. If your price is too low, people might think you’re desperate or something is wrong with the house. What you need to do is price competitively, so that you can get multiple eyes on your property. Then all you have to do is have them walk through your front door. They fall in love, they see the value, and are ready to make an offer! And my last tip? (& probably the most important) Hire the right REALTOR! Who you work with is everything! Hire someone who CARES, has a past history of sales & the integrity to get the job done right. Many people think lighting candles or plugging in air fresheners before buyer tours will help sell their home. Trust me when I say, that is NOT the case🚫 Buyers can feel like you’re trying to hide odors or cover up something when they see candles burning or smell heavily perfumed air fresheners. If it smells, it doesn’t sell. And buyers may be so turned off they don’t even notice the amazing features of your home. Instead of trying to hide odors, do a deep cleaning and air out the house right before it goes on the market🧼 Pet owners should vacuum regularly and make sure litter boxes are inconspicuously placed, and always clean them out before showings. Keep in mind that 66% of households in the United States are pet owners and will not be turned off by a well kept pet friendly home🐾

Let’s break it ⬇️ I have had clients want to buy a home & some of them have a car payment that is upwards of $2,000! What people don’t realize is that 2k in car payments can take away over 200k in buying power! What that means is that instead of qualifying for a 600k loan, now they only qualify for a 400k loan.🤯🤯HUGE difference. If you are planning on buying a home within the next year or so, DO NOT buy that new car. The waterfront around the lighthouse area is nasty. Brackish, shallow water filled with algae that stinks. They really should do something about it, but I’m not sure they can.

It's nice. The area near the train station off Rt 40 needs improvement and decent retail to move there. Just south of the railroad, over the bridge is kind of a shanty town area that needs improvement. As for HdG, make sure you're above the flood water zone.
