👍👍One can avoid while Sec 88 investment be it with AIPL, BESTECH, DLF OR any other. The reason being the biggest Crematorium is coming up in THE ONLY COMMERCIAL SECTOR 88...that should be ready in next 1 year... The builders would be aware of it and Sec 88 is ruined by the government already.. one should avoid all commercial investment and should exit if already invested.....

Thanks for your update. Sector 88 in total is 387 acres out of which even if we create a crematorium of 5 acres. I don't know what impact it will create on the entire sector. But if somebody wants to understand it , they should read "Birbal ki khichdi " story that we read in childhood. A crematorium is a necessity if we create it in a residential sector than also it affects people , if we create it at a commercial sector then also it's a trouble. Where should someone take the bodies? Dear sir my only submission is that before getting perplexed by any information, we should look at the complete and holistic picture.

@QuestForRealtyQFR exactly. crematorium is must for society. My point is it would impact the inflated pricing of Sec 88 and upcoming Vision city. The price impact would be there - no need to read any story for that...But brokers won't even share it as it would hamper their sales... Crematorium should exist in every sector even DLF Cyber city.... The solution could have been to use existing village crematorium nearby. But villagers don't let use them to society people. Hindus have so much hatred among each other... Then people would ask for a crematorium for each society separately... Do you think there should be dumping ground in each sector instead processing units. Like the one tried in Near Daulatabad village...

Very good question! So there are multiple reasons behind it. Though precast concrete is a very cost effective and time saving technique but in India it couldn't get much success due to following reasons - lack of deep awareness among buyers as well as builders - no of precast factories/vendors is less hence it results in higher logistic cost - when it comes earthquake and wind resistance, precast construction is less effective than onsite construction - as it requires precision and accuracy in joints , any small error can lead mishaps and leakages which no developer will be ready to take for. - precast concrete construction requires scale of similar homes as we usually have multiple configuration and Sizes within the same complex in Delhi NCR, it makes the process further complex. I think first of all it has to get popularity among the people who build houses themselves after that small contractors and builders , post that only bigger players will be able to consider after looking at the results. I hope I was able to answer your question to some limit.

I don't think that it is going to cause much of a problem as these days most of the apartment complexes have UPVC Windows which reduces noise by 80%. On the other hand had this site been 1.5 kms away towards Dwarka Expressway, same complex would have been price at atleast 14,000-15,000. Yes 20% sound issue can be there but that also applies to properties that are on National Highways

Channel partners love them because they pay heavty brokerage to them which ultimately goes from buyers pocket only. So make sure you do your due diligence wrt to signature project real mkt price before investing in their projects. Exp: Daxin low rise, giving 60 lac worth of car against overpriced property at least by 30 lac is a good trick to sell but will not give any appreciation to buyers/ investors who have bought or will buy.

Secondly, please do your due diligence properly before writing against anyone online. What heavy brokerages are we talking about. First of all no developer is paying more than 4-5% , standard is 2-3% usme se brokers k pass end me 1% bachta hai Saari brokerage to aap jaise customer le jaate hai... ab Kaun kisiki pocket se kha raha hai ye aap khud decide Kar lo... I don't know what's your problem with brokers. We are not special species which has come from a different planet, we are also same like you who are working here for their family... we pay office rent, pay for marketing, pay salaries , pay all our vendors. What do you expect us to do???? Work for free!!!!

In primary mkt Builder has to factor in your commission while deciding the property price which unnecessarily increases the price of the property. 2. Brokers create FOMO and manipulate 3. Biased selling- No brokers talk about existing rera cases and judgments against the builder, just want to sell. Period: If brokers get only 1% why focus is on the primary market why not on the resale market😂?
