Really good video. I pass by these communities all the time and never knew much about some of them. Glad I found this channel. What do you think about the The Hills of Kingswood development? Seems that, Fields, Stonebriar (121 and DNT) and Starwood are the premier communities for those with more money than they know what to do with.

What I can't imagine is the Fields at Frisco being both a major job hub and a top notch school district. All areas in California where this type of mega development took place (think 70s-90s), population density goes up and school quality suffers due various elements that comes with it. All rich money put their kids into private schools and public school quality tanked over those years. What does Frisco have in plan that will keep the quality of public K-12 education high while packing people in?

You can see these: 2 major crimes in Frisco last year are people from Monroe Tx and Austin Tx: So, Frisco is very very safe ( you probably can not find any other US city that safe Unless very very small city )! However, be careful about people coming from outside of Frisco because Frisco has become a well-known city due to so many big things such as ACM country music award etc. and top world ( not only top in the USA ) well-known companies/organization moving to Frisco and because it may be the riches city in Texas ( except small city or rich communities ).

Frisco Fields vs Flower Mound. Im torned 😅 2 very different city but am debating between the two…. Im really worried about potential safety issue with universal especially with tourists..

I wouldn't be worried about the safety. It is a smaller park. They have not built anything like this before. And the routing of traffic goes straight onto tollway.

But, Flower Mound is a beautiful place as well. I chose Frisco for beauty and future financial equity as it will rise faster than Flower Mound.

It is a first-kind of kids high-end park ( due to Universal Studio's reputation ). Adults theme park may have issue. Small kids do not kill people!

It will go up. I don't think it will 'skyrocket'. You have to remember that the news is meant to appeal to your emotions. I do however believe buying in Frisco now if a good investment.

You won't find a master planned community with no HOA anymore. When you say waterfront, do you mean a pond? Or a lake?

At least the tax rate went down:) You have to look at the whole picture. The reason your taxes may be higher is because your house has gone up in value. Which is future financial gain. When Frisco dropped their tax rate to 1.64% we became the lowest in the metroplex.

the pet room is nice, but unless there's a walk through door that opens, the pet shower is almost useless. I have great danes...there's no lifting them over the wall into the shower

I think there are so really great neighborhoods all over collin and denton counties. This one will just be unique because we don't have anything close to what Fields West will be once its built around the area. So, it creates a very unique experience and is also the reason it will have such a huge equity run. Let me know if you want more neighborhoods to research:)

I totally agree. Any time you are in a big metroplex like Dallas the 'artsy' district will also be a bit sketchy!

I’m not sure what the point of this video is? Are you showcasing the home or yourself? It would have been nice for some of the major spaces to detailed. For example, with the exception of the master bathroom tub you hardly showed the bathroom. And from a marketing standpoint it’s best to refer to the second kitchen area as a second kitchen or chef’s kitchen. Calling it a messy kitchen or dirty kitchen as some realtors do has a negative connotation, especially to foreign buyers.

And as far as marketing, I am doing ok:) I appreciate tho. And I do say 'messy kitchen' and 'chef's kitchen' right after it. I’m a homegrown southerner in my 50’s so I have no problem with messy or dirty kitchen. Just letting you know a foreign buyer who may not get our English nuances would interpret it literally. The basement comments are a joke. They don't have to be patented. You can build a basement in Texas the same as you do up north, just with tweaks according to the engineers specifications. Texas generally doesn't build basements because its culturally not a thing people have historically wanted, and land is cheap here (or used to be) and most builders dislike the risk involved with anything new, so they'd be more comfortable doing what they know and just build a bigger home horizontally instead of going vertically down. And yes, you can have bedrooms in a basement, just install an egress window/walk out door. Their reverse pool patent idea is pure marketing. Although I give credit to JA for being willing to build basements. I wish more builders would. The movement from the clay soil isn't more significant than movement due to frost heave up north. Up north you *can't* build a slab foundation, because doing so would fail due to frost heave.

You are correct! Basements don't have to be patented. THIS basement design actually is patented. And we don't build basements here because its been impossible to keep them from cracking. J Anthony has proven (which is what you have to do to get a patent) that this works and people are loving it! When I said there was no bedroom down there its because in that particular basement they didn't provide an egress. Of couse, you can provide one if you'd like:)

I like The Fields but it looks like a lot of the builders, at least in Brookside, are building to completely fill the plot leaving not a lot of room between houses making them essentially over priced townhomes. And with no backyard for the pups. I know that's not every lot but still kind of disappointing.

Yes, the lots are different sizes and come at different price points. It is a more expensive area because of the PGA and The Preserve. One home just sold in The Preserve for 45 million dollars. There are 10 feet between most of the houses in Brookside South. I live here and love it. The events and activities alone are so much fun that they plan for the community. I live here for the future equity. So, 'feeling close' doesn't bother me because buying a house has multiple layers to me and one of those layers is financial gain...and you won't see this type of equity again in DFW. I will take close neighbors for 3-5 years to make a TON of equity:)

I live in an HOA and although I want to do what I want to do, it makes sure that people don't take the neighborhood down. I want my value to go up and I have pride of ownership but not all people do. The last home I lived in didn't have one and people would let their grass grow up to your knee or have 46 broke down cars in front of their home. I paid for my home and want to see the neighborhood appreciate. But, couldn't make my neighbors do anything about it. So, if you don't like HOA's then you can definetely find a home without one, but I love the protection:)
