Pre coffee video - for some reason I thought this was real estate related and I only invest in coastal Florida so was like what’s the point we already now it’s AE for worse!

Your insurance will not make your deal lucrative for investors. If you invest in Florida, even if the price is low, you still have to deal with flood insurance, and the numbers are always rising, with no end in sight! Regular financing for regular homeowners will not qualify, deals will not close, and buyers will walk away. There is no end in sight and no solution to this problem unless you're me! I figured out in certain situations how to overcome this issue.
