All this said, we have seen a sensible increase in demand for a property in İzmir in 2024 and we believe this popular town will make the list of the Top 5 in 2025 😉

Good @johnwheat5199, while there's not much to argue regarding the state of the economy in Turkey (as of time of writing) and it is true that we have seen better days. This said, we can also witness some considerable drop in overall property prices and very soon a window for wise investment in Turkish real estate will open. No need to say that Turkey will always be a fantastic land of opportunity, not only from a financial point of view but also a life style standpoint. @@CapitolEstate Well, I already have investments in Turkey, of nearly thirty years standing, therefore I am reasonably qualified to give an opinion of current conditions. The problems began some twentyseven years ago, when the political incumbent decided to deregulate the credit market. This didn't cost the Turkish government a penny, but it did allow the normally conservative Turks, an opportunity to borrow cheap money, and they did, at record levels. Unfortunately, as always happens, there are consequences, such as artificially inflated property prices, which also translates into the mistaken belief that everyone has suddenly become wealthy. But as you undoubtedly know, the situation has reached a state of impasse. The crashing currency, stratospheric inflation, and sky high property prices, resulting from greedy builders, delusional sellers, and of course, dried up credit lines, has all but paralysed the market. But you my friend have an additional problem to face, Turkey has priced itself out of the international value stakes. For example, let's take Spain. Turkish property prices now exceed those of Spain, and believe or not, even parts of America. Do you seriously believe that would be investors, will favour Turkey, with it's myriad of issues, over such established destinations? If so, I have a bridge to sell you!

Good morning @johnwheat5199, as stated in my first post, there's not much we can argue regarding your comment and overall correct analysis of the Turkish economy, but again, this is inevitably a situation which will sooner or later correct itself. Of all the fairly correct argument you made, I also believe that you have missed the devastating effect of the sudden crisis caused by the Ukrainian war and the inflation in property prices this has created in Turkey when all Ukrainians as well as Russians came here in masses to flee the war. Things have now calmed down, and it is therefore time now for the market to correct itself hence why I strongly believe that starting from September 2024 we will see real estate prices come considerably down (Down as in where it should normally be, below Spain...and of course the US). As for the state of the Turkish economy in general, I dont give much chances for the inflation to come down to reasonable levels before the first half of 2025, and, just as a footnote, things may change radically if Turkey decides to have snap elections 😉

I do however feel compelled to address your assertion that any of the inflationary forces at work in Turkey, are in any way due to external factors, wars etc. In my former correspondence, I outlined a direct correlation between certain political events, which resulted in the deregulation of the credit market, which I maintain, is the true cause of todays exorbitant property prices. I will however concede, in certain regions, for example, Istanbul, parts of the Aegean, and the Mediterranean, foreign buyers haven't helped the situation. But the greater percentage of Turkey, isolated pockets apart, hold little, or no interest, to would be foreign investors, but that hasn't prevented these lesser regions from experiencing greed contagion, I rest my case! Further, I feel compelled to tell you, it is my belief that your overall optimism is somewhat misplaced, as I don't see any economic indicators that suggest there's going to be anything resembling a reversal of fortune for Turkish business in the near future, quite the contrary I'm afraid. I will go a little further, be prepared , just wait until November!

Good morning @johnwheat5199, let me please put one thing straight: the one and major cause of the financial crisis in Turkey is no other than the absurd economical policy ran by the current government going against econ 101 (i.e low interest rate creates low inflation, currency hedged deposits, just to count a few 🤦♂️) and I certainly do not defend any tiny bit of these policies and should actually be very naive (to say the least) to believe that any of them would have any benefit to Turkey (except the government itself and its cronies). It is because of these policies that we are now facing a devastating inflation and, as you put it rightly, I also dont believe that we will recover from this quickly. However, my optimism comes from the experience of Turkey in facing such crisis (you certainly know the 94 & 2001 crisis) and I believe that an early election will most probably result in a new government followed by great social, judicial and economical reforms. All this put together, it is my strong belief that change will happen. It will not be easy, will most certainly take time but will inevitably come with great and positive outcome. As a small business owner I can only hope for better days and try my best in showing to all international real estate investors that Turkey has great potential ahead despite the current situation which, as a force of nature, will inevitably change and make room for reasonable, business friendly and beneficial investment opportunities.

Hi @frankpatterson4146, while İzmir is certainly a very pleasant city and home to very popular holiday destinations such as Çeşme and Kuşadaşı just to count a few, it never really attracted much attention nor ever became a top landing destination for overseas property buyers who were more attracted by Istanbul and/or Antalya if the purpose was to make a city investment or from other coastal towns such as Alanya, Bodrum or Fethiye if the purpose was to purchase a holiday home. Unfortunately turkey is dead now with all those changes in the immigration and visa policies, it's no longer interesting to buy in Turkey, not to mention the collapse of the TRY

It is true that there has been many changes in the immigration policy in Turkey and, yes, unfortunately the economy has also seen better days and we all hope for a swift recovery based on the new tougher economic policies placed to combat inflation. All this said, we are still able to come up with some very interesting and quite frankly reasonably priced properties for everyone mostly interested in owning a holiday home in Turkey rather than totally immigrating. Let's not forget that no matter what, Turkey will always be a warm welcoming country with beautiful weather, excellent food, stunning beaches and of course offering lots of opportunities for everyone willing to look for it. On the other hand it is true that Alanya has seen some severe increase in prices and we certainly hope that this will soon calm down 😉

Well, be aware that you are not going to be able to obtain resideny in this area by purchasing property. Only 90 days and then you have to stay out for 90 days.

Hi, Mahmutlar (and Alanya in general) is actually an ideal holiday destination and not everyone is interested in getting a residency. Also, it is also worth mentioning that uninterrupted stays are limited (for the moment) with 90 days for every 180 days, in other words you may freely use your flat for your holidays every season of the year without any problem. The goverment of Turkiye need to change law so foregiers can stay as long as I want to in their apartment and no limit od stay as tourists Now is 90 Day limit I have apartament in Mahmutlar but can not use it as the moment I can work online but my time is up do I had to leave and pay fine at the Airport in Antalya for overstaying

🤣 Why the Turkish government need to change it, because foreigners want to take over their country? Your comment doesn't make any sense! Foreigners are taking Turkish citizens homesteads, paying top dollars for the properties artificially increasing the market value so the Turkish people cannot afford anymore and some lady from Poland want's the change Türkiye for her own benefits. You must be very selfish. Türkiye is a sovereign country, the government should think about their own people, not about tourists and expats or investors.
