That house has been for sale since 2/10/23, the garage is tiny. You said it was in SW Cape Coral but I think that area is NW Cape Coral. Too bad you can’t take a boat under the Burnt Store Rd bridge, it would have sold a long time ago.
@SEECAPECORALFLАй бұрын
@@jerseywild Thank you for sharing your insights! You’re absolutely correct-Cape Coral’s layout can be a bit unique and confusing with the East/west division by Santa Barbara and north/south division of Embers/Hancock Bridge Pkwy. This home’s location, being south of Embers and west of Santa Barbara, does indeed give it the SW address. The garage setup and layout of the home are definitely distinctive. The fact that the owner was originally designing it for both personal use and running a business adds an extra layer of uniqueness, making it ideal for a multi-generational family or someone seeking a home-based business setup. With a send kitchen and 1 bed/1 bath suite. As for the bridge clearance, I completely agree-it’s one of the key considerations for many buyers in this area. Freshwater homes like these offer the waterfront views for lower home prices. But the home’s other features and flexibility truly make it special. Thank you for being part of our community and engaging in these conversations! If you ever have more questions or want to chat further about real estate in the area, feel free to reach out-I’d be happy to help!

Access to open waters?
@SEECAPECORALFL2 ай бұрын
The property offers access to the Gulf of Mexico through Matlacha Pass, passing under one bridge. The bridge has a minimum clearance of 9' 0" at mean tide. Boaters with larger vessels should consider tide charts when planning their trip. The distance to Matlacha Pass is approximately 3.6 miles from the property by boat. I will take an estimated 40 minutes to reach Matlacha Pass under normal boating conditions. From Matlacha Pass, you have direct access to the Gulf of Mexico, providing a pathway for boating, fishing, and exploring nearby islands.

@chrism80132 ай бұрын
Been in construction my entire life, that "modern" look is crap, and there is no way this is a LUXURY home. Overpriced & under built. Shiny floors are not attractive, especially for the west coast of Florida. Keep that crap in Miami. Other issues are; no moldings or window treatments around the windows (cheap and aesthetically pleasing fix. Don't know why "Floridians" settle for that nonsense), water heater plumbing looks like crap with the plumbing & unfinished penetrations in the sheetrock, textured walls (much like textured ceilings) went the way of the Dodo bird many years ago, the stucco on the stem wall of the pool is atrocious (I'd fire the guy that did it if he were on my crew), no cage around the pool, the swale between the properties is insane along with the proximities of the lot lines to the exterior walls to the neighbors home, not too mention the lousy finish of landscaping that left exposed cement retaining strip on the border bricks of the driveway, plus. plus there is no dock, boat lift, water or electric service to a dock. A million dollars for that??? It'd take another $120K to bring it to livable/sellable, and still be only worth $650K-$700K. You also didn't mention if there was an elevation certificate on the property. Not a good home to showcase for that asking price.
@allanmberryjr2 ай бұрын
Shining floors a no go. All grey tone not my color. Cabinets look too commercial. Needs a cage on the pool. Like the closets. Lay out is nice. Not a big fan of the wet room. Like the pool and spa. Like the canal.

@@sneakysnake2866 this property and many other homes did not sustain much if any damage. Not a fan of the frosted glass front doors or the cabinets don’t particularly like shiny floors, but these aren’t bad. Can’t have a one piece stove with the microwave over it gotta have an exhaust fan. Closets are nice because there’s no wire rack. Too many different patterns on the tile in the bathrooms. Well, and Septic a no go. Future $$$ to pay. Nice big pool, but missing the hot tub Nice water access.

Where is this in Cape Coral? No mosquito cage. ~$34,000 to add one, unless don't go out after dark and don't care about flying insect nests in your outdoor ceiling fans. No boat dock, another $100,000+, making the fully-equipped cost of this house $1,384,000. Wood ceilings outside will require extra maintenance due to the weather here and bugs.

Thank you so much for taking the time to watch our videos and for sharing your feedback! I really appreciate your honesty and want to make sure our content gives you the best experience possible. If you’re looking to get through certain parts faster, KZbin has great features like chapters, so you can easily skip ahead to the sections you're most interested in. You can also adjust the video speed to watch at a faster pace-it's a great way to get to the details you want quickly. I’d love to know what you're specifically looking for in a home! Whether it's certain features or types of properties, I'd be happy to help you find the perfect one. Feel free to reach out if there's anything I can do to assist you in your search! Thanks again for your input, and I hope we can help make your home search easier. I will share with you how to use the chapters feature if you are unaware of how that works. Using chapters on KZbin is super easy and a great way to jump to the parts of a video you’re most interested in without having to watch the whole thing. Here’s how it works: Find a Video with Chapters: Look for a video that has chapters. You can usually tell because the video’s progress bar (the line at the bottom of the video) will be divided into small sections. Check the Description or Timeline: I add timestamps (chapters) in the video description. These are links to different parts of the video. If you see something like "00:00 - Introduction" or "05:30 - Living Room Tour," you can click on those times to jump straight to that part of the video. Hover Over the Progress Bar: When you hover your mouse over the video’s progress bar, you’ll see the titles of the chapters pop up. Just click on the section you want to skip ahead to. On Mobile: If you're watching on your phone, you can still use chapters! Just tap on the progress bar, and you'll see the chapter names appear, then slide your finger to the section you want to watch.

$1,100,000 for a home that will be hit by a powerful hurricane in the not to distant future. This place is over priced especially with the migration out of Florida that is happening. If you do buy this home and are able to get insurance you will never get pad for your loss when the home is destroyed. You will have to file suit against the insurance companies with all of your neighbors and then they will just file for bankruptcy and you will have nothing for all of those payments you made to be insured.
